Where to buy 3 Bedroom Family home in London Zone 1/2?

We currently live and work in Canary wharf and are planning on starting a family soon. We are looking to buy a family home ideally in location with good primary and secondary school (private is not realistically an option) Our budget is £750,000. We have been living in a flat and are looking to buy a home with a bit of a garden. We do not own a car so something close to the tube line for work would be preferable. We do not have kids yet and are social so would prefer this place to have coffee shops, restaurants, park, shops nearby. We have looked at Greenwich and are looking for other options in zone 1/2

Royal Docks area has lots of large flats and houses overlooking the docks with lots of amenities and with quick access to Canary Wharf and North Greenwich /O2 via the Emirates airline. Royal Victoria station is a good area to look at. Crossrail will (eventually) be opening 5 minutes from there at Custom House station.

Critters, you probably wouldn't want your children anywhere near schools there... a secondary around there easily gets the price for the dodgiest, crime ridden dump I've seen (police on premises at all times) and I've been to over 100 secondaries in London.

What about a ground floor flat with garden? I'm in a 3 bed one with a big garden, house around me are so much more expensive with not much extra floor space.

Brockley is a good choice for your criteria

How about something like this:

Merritt Road London SE4
www.rightmove.co.uk/property-for-sale/property-63261237.html

Sufficient space for what you've described, c10mins walk to Brockley station (zone 2, overground to Canada Water or national rail to London Bridge), under a 5min walk to Crofton Park station (thameslink trains through to Blackfriars, Farringdon, Kings Cross etc). Several nice bars/restaurants near Crofton Park and up by Brockley station. Rivoli Ballroom near Crofton Park is an amazing place and holds good events sometimes. Hilly Fields Park is c5min walk away and is lovely (and has a park run if that's your thing). Good schools around - catchments will always be tricky in London and change every year but generally Brockley has good schools.

I don't live there any more but generally it felt safe (for London) and while it has the usual fried chicken shops that are everywhere it also has a good selection of other shops. If you do have DC plenty of activities in the area for them (and you when on ML!)

I like laburn's link. I know Brockley well and have a few friends on streets near the link in Crofton Park. School catchments are an issue but generally the (primary, particularly) schools are good. In your shoes I would also look on the Se4/SE13/SE8 borders, because a) it can be cheaper and b) you are v close to the DLR for a quick commute.

It's nappy valley around here! (In a good way.) This morning I had a dozen ladies doing a "buggyfit" class with their newborns stop to wave to my toddler Grin. Lots and lots and lots of classes, meetups, rhyme time things to do.

Don't know that you can buy a house in telegraph hill for £750! Hatcham park area probably. Having said that, I know friends who've just bought a 2 bed in East Dulwich for £650. Find something that looks like it's an old rental and you may be able to negotiate down.

EssentialHummus · 24/06/2019 21:35

I was thinking of this sort of thing kirin - www.rightmove.co.uk/property-for-sale/property-82658327.html

or

Though it's not large. But you occasionally see 3/4 bed duplex flats on the perpendicular roads come up around this price.

And - I miss seeing you on all the SE London property threads!

costacoffeecup · 24/06/2019 21:47

Forest hill or HOP - I'm sure you can still get a 3 bed period terraced around the Bovill road area of Honor Oak for that price.

kirinm · 24/06/2019 22:08

@EssentialHummus Ah! I was thinking houses and wondered if I'd missed a road somewhere.

We are still renovating our flat. And now have a 10-month old daughter (which is why we are still renovating)!

PotolBabu · 24/06/2019 22:10

Or go to SW London. Some parts of TW9 (the North Sheen bits). Then look again around Earlsfield. Very very quick train info the city. A couple of good schools. The station had a big refurbishment.

EssentialHummus · 24/06/2019 22:17

We are still renovating our flat.

Oh wow! And congratulations on your DD. I did remember your pregnancy and I'm sure we've met at the thing in the park. (My DD is 21 months now.)

Sorry to derail OP, bit of a reunion here Grin.

kirinm · 24/06/2019 22:22

@EssentialHummus Ah, I suspect we have! I spend quite a lot of time there as it basically keeps me sane.

Maybe Clapham..?
