Make space usable or extend?

Iv attached a floor plan of property we are in process of buying .
Conservatory needs knocking down and rebuilding . If we were to do this we are thinking of putting on a tiled roof and making space open to the back of the house so that it’s a useable space.
The window on the floor plan in the kitchen isn’t quite correct and half of it actually looks into the side lobby which is very bizarre . The space between the multipurpose room and conservatory is small and pointless .
We have a budget of £25k for doing up the house - not huge I know.
Would you make this space usable , build a new conservatory leave kitchen where it is etc . Or would you go for an extension where current conservatory is across to multipurpose room.
Budget wise we are thinking it may be better to just use the space that’s already there?
Obviously will get builders in when we move in to quote /advise. Just wondered if any one had any thoughts?

If the £25k is to include a new kitchen, it is not going to go very far.

I think the point of the lobby is to stop the downstairs loo opening into the kitchen. But you could perhaps extend the kitchen into the lobby to the left and keep just the top bit, or change the door of the downstairs loo potentially. Think about where the doors are - awkwardly placed doors, or too many doors, compromise kitchen units. I wonder if that is why you have the lobby rather than extra kitchen space.

For me, I would concentrate on getting a nice pleasant kitchen area - maybe knock through kitchen and dining room, and rebuild a more substantial conservatory. But think what you are going to use all these rooms for. If you are going to spend £20 k on a new conservatory, make sure you have a purpose for the room.

As a ballpark, we spent about £16k on a kitchen and utility redesign, moving all services, moving an internal door and fitting a new fire door to the garage. Friends spent £20k on a good quality, large conservatory but it was definitely a conservatory, not a "proper" extension. We're SE NotLondon.

This layout is a complete mess so I would wait until I could get rid of the conservatory and build an extension across the back.

Yes current plan to knock through dining room into kitchen creating a kitchen diner. Then new conservatory with tiled roof on dining room. Multipurpose room to be playroom with doors also opening on to garden . Lobby / utility area is on a different level to rest of the house - lower down .

Live there for 6 months before deciding anything is my advice, you'll get a good feel for how you'll want to use the house then.

You won’t have enough money but I don’t like kitchen and dining in the middle of the house. I would put a new kitchen in a proper extension in the conservatory area. You won’t get close to this for £25,000. It really needs to be a long term project. You have separated your DC from the kitchen and we found we didn’t live like this.

You need an architect to resite the loo and open up the kitchen, dining play and conservatory in order to zone it. You should, in my view, always have a kitchen with the best views of the garden. Not tucked away in the centre of the house. Light and space make a house and I would not do much until you can really evaluate what’s needed and save up. £25,000 won’t get you far I’m afraid.

Try to avoid replacing the conservatory with another one. Classed as a temporary structure, eventually always leak and unusable for good parts of the year, either too hot or cold. Wait until you can afford a proper extension . It's worth it
