How long did you take to put in an offer?

I am very impulsive and follow my gut, pretty much say on the spot what my offer is and well have never actually done a second viewing, I know, madness to many but I know what I want and I guess I'm not good at being strategic in this context!

We are desperate for a quick sale, we had a first viewing booked immediately after it went online, with a second viewing booked for the next day. They made all the right noises, seemed very keen. They need to talk to their mortgage broker.

Now I am so impulsive and impatient I'm not sure if I'm reading actions differently, they have said they will be in touch today or tomorrow when they have spoken to their mortgage broker. I translate this to, we aren't in a rush and therefore not as keen as we were because if it was me I'd be banging the door down of the broker. Do normal people take their time with offers? Don't buy into the estate agent's pressure? Just don't get stressed to the point they assume there is another buyer waiting to swoop in (as I always think there is!)

Just need a hand hold, there is a house we are trying to buy, our perfect forever family home if it goes we won't be moving, we can't put an offer in until we are proceedable and I'm finding it all so overwhelming.

Handhold here, it's so nerve wracking isn't it. I'm like you, by the time it comes to viewing potential purchases I have done all my homework, done the sums, got the mortgage in principle and feel pretty confident in what houses should be worth in the area, so have always put an offer in very quickly if I like the place. And whilst I am always polite I don't make unduly positive noises unless I am serious about it as I don't want to mislead (and even if inside I love the place you don't want to seem too keen for negotiation purposes!)...

But as a seller I've had all sorts, from people seeming super keen but never coming back with an offer, to offers on the spot, to people wanting 3 or 4 viewings bringing the whole family, aunts, uncles, grannys etc along to people taking 4-6 weeks to come back to me with no obvious reason why... I think you just need to try as far as possible (and I know it's nigh on impossible!) to not read into what people say on the viewings or build your hopes up too much until you have the offer in hand. If you need a quick sale is there any option to drop the asking price as I've always found this the best way to get things moving?

Thanks Maxelly. This is the first time selling and our first viewing so it's all so new to me. We put it on for a bit less than the EA would usually put on in the hope that would generate interest, my concern is as it was brand new to market the EA told them we wouldn't be open to under guide price offers as it's new to market. I'm worried that's scared them off, I would expect an under asking price offer tbh, I know it's his job but I wish he hadn't said that.

I agree with everything Maxelly has said. People are very unpredictable and even Machiavellian when house buying.
I genuinely believe that some viewers get a kick out of building up sellers hopes!
Keep in mind that the house is not sold until completion and try to curb any excitement.
I’m sure you’ll sell and everything will be fine.

We recently had 6 viewings of our house, all of which I did. I can safely say that I was entirely incorrect in predicting who would and who would not put in an offer!

As PP said, people are unpredictable and often hard to read when it comes to house buying

It's so disheartening, the house we want has been on the market for a few weeks and the price slashed for a quick sale. If we don't get it we won't be selling as we want to stay on this street. So we'll have to drive past it every day 😔
