Hi, can you please check out my listing and give me some feedback on my property which has been on the market for 6 weeks with no viewings at all! We have just reduced the price this week but still nothing.

Agree with turning it into 3 bed plus dining room - can you dress the room you'd use as a dining room, as a dining room for photos?

Also maybe move the TV out of view for the pics? It dominates the picture.

That room should look light and airy with the double aspect windows, but it just looks dark (grey day and poor photography skills?) and the black furniture and huge black rectangle of the telly make it look even darker.

I think it's gorgeous and am surprised there are no viewings. How is the price for the area? Is it too expensive?

Otherwise I'd change the listing to be 3 beds and dining room / optional 4th bedroom.

I wouldn't do anything structural, like put in an extra loo. It's in good order as it is. I think small tweaking of the listing is worth a shot.

How many new builds are going up round your way? Because I suspect that's the other ingredient in the mix where I am.

I'm trying to sell a small house in what in previous years would have been a very desirable street and been snapped up in no time - but I think I'm now trying to sell a 19th century house which requires endless running repairs and competing with new builds where you can pick your own kitchen and carpets as part of the purchase price.

This would be better as your main pic. (I've cropped and colour balanced the image).

You'd need to get the estate agent to do this with the original as this version is too small to use (or just get an agent who can take decent pics).

It's hard to see how big the lounge is, they've taken the photo from too far into the room IMO.

The property notatwork linked to looks more like a student rental than yours, OP, because it is an empty shell with cheap carpets and what look like cheap fittings.

Is it in catchment for the new Viewforth High school? If I was looking to move to Kirkcaldy I would be trying to get into Balwerie catchment.
It's a lovely flat but it's the sort of flat, apart from the number of bedrooms, that viewers may see as a starter flat rather than a family home which is a shame because your room sizes are way bigger than all the new builds up at Dunniker/Chapel way and it's far nicer than them also
How about adding some photos of Ravenscraig, so buyers know that although the garden is small they would be within easy reach of there

I think it's just the type of property it is that purs people off the most, as others have said. Not many people want 4 bedrooms but only one bathroom and comparatively small living space.

Also, I always find "offers only" off putting, as then there's all the guesswork about what price you really want! Maybe go fixed price or O.I.T.R.O?

It's standard / expected in Scotland - different system to the rest of the UK.

I'd call it a 3 bed maisonette and dress of the downstairs bedrooms as a study or den or somesuch.

The sofa jammed up against the TV makes the living room look pretty poky. The breakfast bar also looks like it's right on top of the oven behind it.

I hate the dark grey in the bedroom and also think it makes it look smaller than it probably is.

I know, I live here. But you still get some properties set at fixed price or OITRO, at least where I live. Two houses on my street both sold recently at fixed price, after being "offers over" for a while.

Could it be the cemetery next door? I find them fascinating but I know it does put people off.
