Selling our house, no offers... pass me the gin.

HELP.

Our house has been on the market for 15 weeks... had an offer 4 weeks in at full asking price (woah!), then their chain collapsed and they are no longer selling.

Then we changed agent, went back on the market and dropped price by £30,000 (575,000 - £545,000).

5 viewings in a week, no offers, no interest in buying... WHY? WHY DOES NO ONE WANT MY HOUSE?

Its clean, ridiculously tidy, plain and neutral, lovely comments... but no on wants to even put an offer in!!!!! We have a viewing today, tomorrow and Saturday. What can I do?????

HELP ME MN, I AM DESPERATE TO SELL. This is seriously affecting my mental health.

Can you post the Rightmove link? I was in the same situation as you and it was great for me to get some feedback from people who weren't friends or family

Make sure the agent has qualified all the buyers before they look... ie they can afford it and have their house under offer or at least on the market...
Any feedback from the viewings?
I dont see price being the issue as you are getting viewings
Are prices falling in your area?

I've heard people say if you're getting no viewings it's and issue with price, if you're getting viewings but no offers it's an issue with the house. Is there anything 'awkward' about your house - tiny 3rd bedroom, under a huge pylon, weird layout etc?

If it's not selling, ultimately the problem is always, always price.

Ooh three floors definitely restricts the buyers pool. It’s a difficult time with brexit. Only the very competitively priced are selling.

That's nonsense, the housing market is completely different in each corner of the country.

I'm looking to buy at the moment and were struggling to even get viewings on some properties due to so much interest. Houses are selling for above asking price, in some cases within 2 days of being listed on Rightmove.

I think it depends on your area. Our house was on the market just under a year offer put in accepted chain fell apart.

Gave it a 8 week break, 6 viewers and 2 offers in days. For full asking price.

The previous estate agents did over value. And we ended up dropping the price by 10k in the end it went. Right time etc.

I have noticed on rightmove a lot of properties in a certain price bracket have all been sold 🤷‍♀️ And now people are clambering over new listings.

However for the last year it’s been dead around here and only stuff under 125k has been selling.
