MIL's House

My MIL is trying to sell her house her house in Ireland to move over closer to us in Scotland. It has been on the market for 6 months with a handful of viewings and one offer well below asking price which just isn't doable at the moment.
I don't believe the agent she has engaged is particularly useful, the photos are shit, she had to fight to get a sign up in the garden just this week and he's not yet put up a sign at the entrance to the estate. He keeps telling her that the person who made this low offer is still interested but can't afford any more Hmm. However the contract she has signed says she must give him 1.5% of the selling price whether or not it is him that sells it, so she thinks changing agents isn't an option. When she asked about the photos he said it would be July before the photographer with the wide angled lens could come out.
She is considering paying a professional photographer to take new photos tomorrow.
I'm not particularly hot on the intricacies of Irish property and contract law so any insights and advice would be most appreciated.

Ah yes., the link.And I agree that it has a " disabled " shower , ramp, etc. does make it a bit more desirable. It is not that long on the market really and rural areas do take a bit longer. And yes, it does take so much longer over here. And if you don't get a buyer soon, you will then have to wait for Solicitors closures in August to be over and the backlog to be addressed.
I see no reason why she has to stay there, I sold my parents empty house. The estate agent should do viewings , telephone and email her to update. And if she needs to signing , cheap Ryanair flight over.

Do you think it is over priced? What is the offer? Can you go back with a counter offer? What would she be happy with? I am all for getting moved on it life .... not sitting around for another few £££.

I have an aunt and uncle who want to return to Ireland to live alongside their only daughter and their your grandchildren - they found the perfect house - but are still here 3 years later waiting for the Brexit slump to turn around !!! They are in their 80’s!!!

Two similar on daft @ 130. I must be seeing the updated photos because they look fine, certainly in the context of all the hundreds of other Irish houses for sale I've looked at lately.

Yes I think that the photos look great - but don’t expect them to turn anything around big time as people who have been trawling for ages won’t go back and look....... if it is overpriced then no one will click thru in the first place.

So, having had a closer look there are a few small things to bring up with the estate agent. On the MyHome site it doesn't appear on the map view, and it should because map view is my preferred way of looking for property and that's probably true for other people too. Another thing is that it isn't actually in Tipperary (according to Google maps), it's in Waterford. I'm not sure if that would make much difference, but it might.

Clonmel is in Tipperary that I know 100%

Clonmel IS in Tipperary, this house is not. The boarder between counties runs right along the southern edge of Clonmel, so it's a stone's throw from Tipperary. Thinking about it, that might an issue because if you have to access services that are funded at a county level then the nearest large Waterford town is a fair drive away, whereas Clonmel is only a couple of minutes away.
