The solicitor wants full copies of my bank statements S proof of deposit. The mortgage broker has them and had kept them. The mortgage is approved. Why does the solicitor need it as well?

Because your solicitor is acting for the lender and needs to sign off that you have the money and perform checks to show where you got the money from. If you don’t provide the info they can’t go further with the process.

Toddlerteaplease · 16/06/2019 15:52

Yes. But the mortgage broker has already done all that.

Anti money laundering - your solicitor is separate from the broker - so your broker only deals with the lender, why would they provide it to your solicitor?

Userplusnumbers · 16/06/2019 16:05

Also, your solicitor is liable for any mistakes, you've clearly already got the documents, so just provide them? It's a pretty standard thing.

Outnumb3red · 16/06/2019 16:08

It's money laundering requirements and the solicitor is required under law society rules that they do due diligence and ensure they are comfortable with the source of funds. If you don't want to give it to your solicitor they are entitled not to act for you

I haven't got them anymore. The mortgage brokers has them. I didn't realise I'd need them again. I thought they would all talk to each other and once the motto was approved that was that!

Then just instruct your mortgage broker to either return them to you so you can send on to the solicitor, or send them directly. If they're originals, they're your legal property, so you can ask for them to be given back to you.

It's not that difficult to get more copies of bank statements for your solicitor.
The longer you take to provide this to your solicitor will inevitably cause delays in your transaction.

Thanks, I've just found that there are PDF statements online. I didn't know that. I'm pretty clueless about this house buying malarkey!
