House on the market 2 weeks with only 1 viewing

As the title says - our house has been on the market two weeks with only one viewing. We thought we'd have more viewings by now and are looking for some insight as to why we may be being overlooked. Any help/advice will be much appreciated! We've got our eye on another house that we don't want to miss out on and are keen to be moved in time to apply for primary school (our son will be 3 in July and therefore we have to apply for him to start school by January as he'll be 4 by next school year - scary!)

If you continue to experience a lack of interest (although 2 weeks isn't that long), I would get better pictures taken.

Get rid of all the toys, the stuff on the countertops as someone mentioned. Less clutter. Have the lounge look more like a lounge and less like a playroom. Fresh flowers or plants.

The yellow isn't my taste either, but it's a huge job to sort out. What would be more do-able would be to repaint the front door, because (IMO) that blue really does not go with the yellow. (My house is also a love it or hate it colour 😁)

A lot if people find 'offers over' off-putting. Also description is a bit weird. To me 'upcoming area' means it's pretty bad here, but you never know-how it might get better, and 'revamped kitchen' sounds like replacement doors from B&Q.

Also looks like there might me a lack of natural light.

However huge garden is a plus; (and the photos don't seem to do it credit) have other houses extended? If there is an opportunity to extend might be worth noting that.

The off road parking, which is another huge plus, is buried in the description, worth retaking a photo with a car in the drive way?

Other than that, if it is priced competitively, probably down to a slow market.

It's a lovely house. We live quite close and it's a really reasonable price.
I like the yellow but if it where me I'd declutrer the loving room, have a table in the middle of the dining room and in the bedrooms I'd have longer curtains at the bedroom windows. I think the short windows make the windows looks short also. I'd go for plain curtains and matching (ish) quilt covers and make the beds look really fancy. They look a little bit messy to me.

And if you have external insulation, make sure you have the guarantees to hand. Also is it brick built? The cladding means You can't tell.

Two weeks is nothing but agree with other posters that there is too much clutter.

I would:
Remove everything from the kitchen sides. I would just leave the kettle out. There's a load of stuff under the tv above the kitchen worktop and it's all I can see. Remove the fruit bowl and replace with a vase of fresh flowers.

Remove the throw from the sofa and put toys in boxes and out of sight in the lounge.

Put the dining table the other way around as it looks squished in and remove whatever is at the side of the dresser. Neaten up books. Remove the photo collage.

Buy white bedding for the two double beds as the rooms look a little dark. I would also move the beds up the other side of the room if possible and not have them under the windows.

It's all about decluttering and making everything look fresh and inviting when trying to sell. I stored loads in our garage when we were selling.

Can you reposition the furniture in the bedrooms? I would not want my bed under the window and if that's the only place to put it that would definitely put me off.

So my further question is how do you cope with viewings?? We have a 3 year old who obviously comes with a lot of stuff, how do u manage? We don't have a garage for storage

Yes we did have feedback from the viewing which said great family home but our third room was too small for their needs

@ClaireLizzie90 can you get a couple of boxes and pop the toys away in the car just for viewings? We paid PB the extra for them to do viewings and always took the children out.

Do you have a car? I have been known to shove bags of plastic toys in the boot shortly before viewings in the past.

When kids younger also one of us would take kids out to park during viewings

Keeping my house for viewings is killing me! Sad I share your pain. (It's the laundry that's the worst - DS ran out of shirts by Friday cos I can't have the clothes horse out - ended up doing 4 loads yesterday and taking it all to the launderette to tumble dry.)

Try not to stress about the stuff you can't change. Yes, bedroom 3 is tiny, but there will be a buyer out there who looks at it and thinks "home office".

The description has lots of typos, overlooked is “over looed” several times. Plus too much emphasis placed on the “refitted bathroom”. But two weeks isn’t very long.

What a sweet house that is, but is not being shown to its full potential OP. A few tweaks may help. Here are my couple of suggestions, but please don't take it personally, it's meant to help you!

Is there any way the table in the dining room would fit where the seat is in the kitchen area. Even if it is pushed up against the wall, it might make the kitchen more like a kitchen diner. Then you could put a couch (beg steal or borrow!) into the current dining area.

Agree with getting rid of clutter particularly the toys etc. in the lounge, and the sides in the kitchen. Just neaten up the bedlinen on the beds and de clutter.

I notice that the driveway is a bit broken up. Sorry. Is there any way you could put down some gravel or anything like that to neaten it up. Add a few pots to the front too, great time to do this. Put bins out back.

This is all for new photos which I think would be a good idea.

Could you have an open viewing for say an hour or so on the weekend or whenever suitable. Saves you having to pack up your life anytime there is a booking for a viewing!

Garden is fab.
