I am hoping someone can help...

We put our house on the market 3 months ago, we had 22 viewings and one offer which we accepted within 3 weeks (5 viewings booked on the first day being live). House was on at £600k, offer was for £592k. We accepted and took it off the market, then nearly 6 weeks later, they pulled out... their buyer pulled out, etc.

It went back on the market, no viewings for nearly a month.

Then this week we changed agents, dropped the price to £575,000 and only have one viewer booked for next week (its not on rightmove etc, its being marketed this week by the agents only). Looking to go on RM, Zoopla etc next week/10 days...

Only one viewing? WHY... why does no-one want to buy our house. Anyone else feeling de-motivated and selling? Pissed off about the previous deal falling through :(

Really? Even since March?... owh :( We've already dropped it £25k, which leaves it open for offers between £550-575k which is effectively a £50,000 drop?

22 viewings v 1 offer makes it sound like the photos didn't really represent what was then viewed. Price right enough for it to be in someone's "worth viewing" list. But then nothing afterwards.

Did your agent get feedback on the viewings and if so, what were they?

The agent said they wanted to market it just to their customers first... ill call them tomorrow and ask them to put it on rightmove, zoopla etc.

Feedback was really, really good - beautiful house and well presented but that a couple of the bedrooms were too small (both double bedrooms with double beds in). Same feedback from everyone! Then feedback like 'looking for a doer-upper', 'looking for a garage', 'looking for 5 beds - not 4'... Hmm.

Get it on right move ASAP, waiting a week is not going to help increase the viewings as you'll be limited by agents books...

Most people only look online these days so if it's not on rightmove/on the market/zoopla then they simply won't see it. People don't register with agents in the same anymore so in my opinion, for every day you aren't online, you're wasting a day!

Yeah, I tend to agree - the agent is quite old school but he was really encouraging when he was here.

Ah, sorry... not that keen to post it in case someone sees, knows we are seriously desperate and messes us around. How paranoid am I? Appreciate the advice though.

Is the market just a bit crap atm?

Yes the market is very crap at the moment. Even when sellers and buyers are in harmony things are moving very slowly! Get your agents to get marketing on Rightmove and on the market ASAP. That is how most people decide if they want to view. It is very traditional estate agency to want to chat to your prospective buyers first. Is your home quite traditional?

@newnameallround Yes, a traditional house... in quite a 'posh area'. The house was my husbands and we've had it a long time. I'm from London originally, we've only moved here to sell it. Miss London and want to go home...

It's about your audience - as others have said, get it on Rightmove pronto. Do your own research, are you confident that your price is competitive for what you're offering? If you are, then give it a couple of weeks and see what happens. Hard to say what the market is doing, variable from area to area and also pricing bands. Quite random, really - hard to be objective as to why some properties are selling and some aren't. Hold your nerve, OP - you'll get there. If you've got a lovely property, there will be somewhere out there who will want your house.

Thank you @DaphneduM. Very encouraging post. Its a beautiful home and in a lovely part of the country. The estate agent didn't want us to drop, we chose to... so definitely confident on the price. Trying to sell for 4 months feels like a lifetime.

Such first world problems, but so fed up with it here and don't know anyone. Can't wait to sell and get back to London (currently hunting for a new home there... but want to be a cash buyer so waiting to sell to do anything).

First things first... get it on RM! :)

I don't think Brexit is causing issues, personally. We all need to get on with our lives - we have just had a grandson and have sold our house to move nearer our daughter. There is no way I would let this Government fuck up our lives more than it has already (previously both public servants, in education and social services - need I say more?). People are still buying and selling from my observations of the market. I know lots of people are extending rather than moving, which is great but some people just have to relocate. I think competitive pricing is the key to achieving a sale.

@DaphneduM well said. I think £25k drop without being asked to shows good motivation and we are open between £550-575k.

Do you think if people saw the house was 'guide price £575k' they would be confident to offer £550 or near... or not really? When it says £575k, what do you think the person would accept?
As we are open to ANY offers... even less than £550.

i look at property a lot.

If it isn’t on RM or Zoopla then it might as well not be on the market.

All the people who know about the agent have seen it.

I look at areas I.e put in a place and look within a 5mile radius,

I have no idea who the agents are in those areas I would only contact them if I saw something I liked the look of

Why on Earth hasn’t the agent put it on RM or Z. They are wasting your time

From our experience (which was successful, as I said previously), we did a guide price for our competively priced one-of-a=kind country cottage, beautifully refurbished with a large garden. We honestly didn't know what to expect regarding offers - but someone offered £10k under the guide price, and we ended up splitting the difference at £5k (they were in an amazing position to proceed). We adopted the same rationale on our purchase which was realistically priced and the only house we viewed - offered £10k under and agreed purchase at £5k under guide price. So everyone was happy. I've seen some overpriced stuff - but guide price is just that - people can be confident in offering what they feel is realistic and they can always approach the agents to get a feel of what is acceptable to the vendor. So if you instruct your agents along those lines, I would have thought that would work for you. The one that doesn't work in this market is 'offers over ..... - very prescriptive I think. Try not to get too anxious, you've got the right attitude and are flexible - only a matter of time I would have thought.

@Oliversmumsarmy I'm not sure... they said they like to market exclusively first and try it out to make sure its right and get feel of feedback? We don't have time for that though...

Feel like I have to go with it as I am sure I pissed the last agent off by keep asking what they were doing to sell our house and they said its on RM, just be patient.

It doesn’t work like that.
Rightmove charges an EA a set fee per office, it makes no difference whether that office lists 5 properties on RM or 50.
