Loft conversion - approximate costs

We're planning on doing a loft conversion soon - nothing flash just putting in a bedroom and en-suite.

My DH is saying it's going to cost ££££££ as we own a large house in an affluent area of Surrey. He thinks every builder will look at our house and "add a zero" onto the end of the quote.

I've done some research online and can see that we should be looking at around £40k. DH thinks it'll be closer to £100k Shock.

Can anyone give me a rough (and I know it'll be really rough) idea? Mostly so I can tell DH "I told you so"!

I think £40k at least. Depends on stair positioning, quality of en suite, Juliet balcony or dormer window etc. Don’t think it would be £100k unless it’s a huge roofing job too.

Also in an affluent part of Surrey, although perhaps not in what most would describe as a large house.

We have received 3 quotes for a loft conversion, adding a bedroom and en-suite to our Victorian semi-det.

Quotes have ranged from £45k - £55k.

Don't go for a general builder, go for a specialist loft conversion company, there are literally dozens to choose from.

Thanks - it shouldn't be a big roofing job. We think we might be able to get away without a dormer as it's already got quite a bit of head height. It's a 6 bed detached house so it's not a little loft space!

I'm so glad I'm right - if it's under £60k (which I bloody hope it will be) we can afford get the kitchen done too! Grin

The last 3 clients of mine have had costs between £30,000 and £50,000.

£30,000 they did loads of work themselves and knew the builder, £50,000 was the more usual route.

That was Colchester area, so as an educated guestimate, £60,000 sounds about right

Our quotes have ranged from 27k for a dormer extension to 38k for a hip to gable extension.

I got 2 quotes last week in the SE for £35k and £32k - large bedroom and ensuite bathroom.

We paid £42k I think? SE London. Didn't pay a penny more, and he never suggested we would have had to. I guess if we went off plan we would have. Wouldn't necessarily recommend him due to attitude but he was good enough.

Surrey. Just completed. Loft and showerroom. Full dormer across back, with doors and glass balcony, x3 velux. (But we're a semi.)
Jones Brothers. £43.5 all in. Would recommend them

Depends how big and the spec you want. I would say 40k minimum but you could spend 100k if you had a big room, lots of windows etc and if there was additional reconfiguration downstairs to accommodate stairs

The previous owners of our house paid £35k 6 years ago for a loft conversion with en suite shower room. West Yorkshire. So these prices sound v good for the SE today.

Ours has just cost £75k in the SE. Very big bedroom plus en-suite. The house had a weird shaped roof so the builders had to create a bespoke dormer rather than bringing in a pre-made one. They also had to use a lot of steel beams. Tbh I’d say that £40k sounds rather low if you’ve got a very large roof space.

Oh no Catkin! It is a big space.... 🤞🏻 that our needs aren't too complex. Although, £75k is still less than the £100k my DH is saying!
