Tenant seeking one off rent reduction

I have a one bed flat in London.

3 months ago I got a new tenant. She moved in straight after the previous one with just a break of one month for cleaning/minor repairs.

New tenant advised she'd got a problem with getting the heaters to work. My husband came out he was unable to sort the problem so we said we would get an electrician in. We could not get the electrician to attend that we normally use as he was busy. We tried several other local electricians and couldn't find anyone who was available to attend. So frustrating for us all. Tenant spoke to a neighbour who was able to recommend an electrician who attended and advised that the heaters were broken, not repairable and need replacing.

This seems strange to me as my previous tenants who were there until February must've been using the heaters! They would have said if there was a problem.

Tenant is rather fed up which I understand (as getting on for three months has gone by now with all this faffing about with electricians) and is wanting the heaters replaced ASAP. For 2 comparable wall mounted electric heaters the cost will be about £750

We would like to get a different electrician to come and have a quick look just to make sure it isn't an internal fuse in the heaters that is broken. That is something that could be fixed for a fraction of the price of new ones.

Tenant completely fed up with waiting and wants new radiators put in and a rent reduction for this month.

I totally understand why she's fed up but can't help but feel that this is life and things do sometimes go wrong and do sometimes take longer to fix.

My thought is to see if I can get my Electrician to come and doublecheck that they really need replacing. If they can be repaired that's saving me £750 and I might consider reduction of £100 in rent this month. However if I have to pay £750 for new heaters then I can't manage a rent reduction as well very easily.

I want to do the right thing here so would appreciate views.

I'm glad you're not my landlord! When I first moved in I couldn't get the hot water to work. My dad sorted it after a few hours but because I'd already contacted the letting agent the landlord decided to replace the whole boiler - it was winter and I have 2 young children so she didn't want a problem to arise!

They also lifted and relayed all my decking as it wasn't much of a runaway and they were worried about DC slipping!

Ianbro. Great stuff. Glad you're so happy and also happy you're not my tenant. Over the last 22 years I've rarely had a problem not resolved in 48 hours. This one issue went wrong. It just went wrong. Ever had anything not go well for you? No sure, you're perfect. It's not as simple as the implication that I sat on my arse for 3 months! But if people want to take that view then of course they will.

Besides, I came on here for advice, and took the advice and have acted on it. So end of, except people still keep going on and on. Blimey, it's just a heater! I repeat. She wasn't without heat.

Did everyone else miss the part where the OP said she plans to do exactly what you’ve all recommended? She had a situation where she sensed she might be wrong so she asked for advice and then took it. Literally what else do you want?

There's no excuse for taking three months to organise an electrical repair. People manage to build houses in that time frame. You're a crap landlord. Give the discount, apologise unreservedly, and do a better job in the future.

If you don’t want to give them a rent reduction due to creating a precedent, then you absolutely owe them compensation for 3 months of not having a basic component of a basic rent agreement

I'd sue myself for 3 months with no heating. Alternative heaters just don’t cut it

I had this when I rented and had no heating for a month in winter. Landlord gave no reduction as they brought around some plug in heaters which is apparently all they were obliged to do. Just provide some heating.

I think a reduction in the rent is definitely fair.

Fantastic news Pennina I can understand why you were reluctant with the rent reduction bit. Compensation sounds better all round, including for the tenant who could be on a sticky wicket "holding" back rent
