Using a flat roof area as a terrace advice please

Has anyone got a patio/terrace on a flat roof area of their property? If so what materials did you use to cover the area? Is it a built up layered felt roof with wooden decking on or did you use different materials?
Long story but we are looking to re-do an area which currently has wooden decking on the flat roof but the roof has been prone to water ingress and dampness into the room below. Is there a better option?

What is the access? Is it a door or a window? Is it listed in your deeds as a terrace? Do you have permission to use it as a terrace? Do you know if the roof is strong enough to support the weight of a covering/furniture whatever? The fact it had decking is irrelevant unless it has been previously used as a terrace.
If the roof is leaking you need to address that first - take up the existing deck and fix that. Then decking is a good option as it is lighter than say tiles. You have to be sure water drains off the terrace into a gutter if you put an impermeable covering on it.

Forgot to add you must have some sort of railings too. There’ll be building regs relating to how high etc.

What I learned from the recent thread on this subject is that most local authorities reject converting a flat roof to a roof terrace as it is an invasion of the neighbours privacy.

Obviously if you are in the middle of nowhere and have no near neighbours this may not be an issue but you may want to check with your LA on this first.

Unless you live in a flat in the middle of London where outside space is rare and precious, or in the middle of Dartmoor, you neighbours will hate it.

Thanks all. It’s not a planning permission issue. It’s a flat in London already with a roof terrace being used as such. Problems with water ingress mean we been to inspect it and possibly recover and I was interested in materials. At the moment it is a felt flat roof with wooden decking in top. Are there alternative materials we could use that are more waterproof, easier to maintain or repair ?

I did see it when I searched online. What are the advantages?
Also I wondered wether it could be covered in something which was waterproof and acted a a surface fir the terrace at the same time. I.e you wouldn’t need decking on top of it.
