Nice areas around Bromley?

Hello,

We're looking to move a bit further out of London (currently zone 2 South London) and it looks like there might be areas in Bromley that might fit the bill. We're after lots of green space, good connections (particularly into London Bridge and Charing Cross) and a nice, safe community feel. Potentially good schools for the future as well.

We will be buying and have a £500k budget for a 3 (ideally) bed house.

Does anyone know the borough and can recommend the nicest areas?

Beckenham is lovely, it's where we currently live

You've got New Beckenham station which is on the Charing Cross line and also Beckenham junction which goes to Victoria

It's a fabulous place to live, especially with young children.

However there are more affordable places in the borough and 500k most probably won't get you a (nice) house round here. Maybe on one of the estates as you go towards Sydenham SE23 but I'm not familiar with that area.

New Eltham has a lovely small community feel. Excellent transport links in to London it's zone 4 so without the outrageous rail price. There are direct trains to London bridge in just 15 minutes. Great schools and lots of green space. I'd highly recommend. Eltham is just down the road, so if the trains are ever up the creak it's just a short bus to Eltham station which is on a different train line in to London, which is very handy x

Are you dead set on the borough of Bromley? The borough of Sutton might be worth a look. It offers trains to London Bridge, Blackfriars and up to X Cross and Victoria. It's very similar to Bromley: suburban, green, safe, family-orientated, great community feel and the highest attaining state schools in the country (a grammar area, though). For 500k you'll definitely get a 3-bed house.

Thank you everyone for your replies! @JoJoSM2 we are partly looking at Bromley because of the Southeastern network, and direct links to Charing Cross, and also just because we're a bit more familiar with it, but I will have a look at Sutton as well.

Chislehurst looks lovely but maybe a bit out of our price range? What about Bickley or Petts Wood - we've seen some nice houses there too, but less familiar with the areas.

Beckenham also looks great - will have a better look around there.

I live in Petts Wood and it is lovely! It has a nice villagey feel, great transport links and excellent primary schools. I think you might struggle to find something for £500k though, although the west side of the station is a lot more affordable than the east side.

Beckenham, Bickley, Shortlands all areas we looked at when considering Bromley. Do you have children and looking at schools too? Catchments will make a huge difference on price.

Some parts of Sundrige in Bromley ( Northern part so closer to London and Bromley Town Centre) are available in that price point. For example www.rightmove.co.uk/property-for-sale/property-71565841.html

We're in Sydenham, and like it! Lower Sydenham is cheaper and goes up to Charing Cross/Cannon Street/London Bridge so handy for commuting. Beckenham is easy reach, especially if you have a car.

Thank you everyone, some good ideas here to start researching. We don't have kids yet, but may in the future so will be taking schools into account (as far as we can...)

Hayes and West Wickham are on the Charing Cross line and a bit cheaper than Beckenham. Also can be in the catchment of the Langley/Hayes senior schools. Lots if green spaces nearby. We did live in Beckenham (near clock house/Kent house) but moved further out to Hayes/ww for senior schools. Lots of people do this!
Beckenham is a bit more buzzy with more bars but unless you want great nightclubs and really trendy bars still plenty of choice in the others!
Bromley also nearby and has another train line so if one route fails you can get nearby on the other one!
