Hi,

So we're just about to go on the market after a 6 month break and this time round, we seem to have generated a lot of interest before we have even gone on.

Buy to let investor, FTB and another couple, have all enquired about houses specifically on our road, so we were thinking it was certainly a good start. Then a house identical to ours, except has a refitted kitchen and is 10 grand cheaper, goes on the market and we thought we didn't stand a chance in hell if we went on now, so held off. Luckily that sold quickly- within the first couple of days and not only that, but over the asking price, closer to ours apparently, so we think, right, get it on now! There was a bidding war, so now's definitely the time.

Stay with me! I appreciate this is a lengthy backstory 😬

Anyway, due to go on tomorrow, with a viewing booked in already, when I see the house next door, which I assumed was going to be re let, is looking like it's actually going on the market!

I don't know this, but I see a van advertising boilers, which would initially lead me to think rent, i.e you're required to keep on top of servicing etc, but then what throws me, is a man comes out another car from Hillary's Blinds Confused You wouldn't get them out if you were renting your house out, would you?.. But then, you wouldn't if you were selling either, I don't think. They're so expensive! Surely you'd just get some standard, neutral ones.

The only other option is, the landlord is moving in himself Hmm

What are anyone's thoughts?

Sorry for the waffling. I'm just so desperate to move, the thought of more competition is stressing me out, so I'm praying it's either being re let and the landlord just loves his blinds Confused or he's moving in himself.

So, I'm not sure if waiting until there is no competition, will help you get that much more. Potential buyers can look on Rightmove and will see that a better house in the same road sold for less than you're asking.

Just put your house on the market. There’s nothing you can do about whether next door is going up for sale or not, so why let it put you off?

You are over thinking this (and a bit of a curtain twitcher!). Just put yours on the market and don’t worry about your neighbour.

The house on for 10 k under ours was because they specifically wanted a quick sale, so deliberately put it on low. Ours was valued 15k over our new asking price initially.

pip ha! The cars were right outside my window and I could see everything from my sofa. Not exactly curtain twitching.

I probably am over thinking this, but it's been a very stressful year and as I said, I'm desperate to move.

You’re over thinking it. When we bought our last one an identical house two doors up was for sale, we just preferred ours. Likewise when we sold next door also went on the market. Each time both houses sold, there will always be small differences in both house and circumstances of the buyer and seller that make a difference. Good luck!

Take some deep breaths and get it on the market. Different people are looking for different things in a property and someone will want yours! Who knows what's goie on next door but I wouldn't let it change your plans. Good luck, fingers crossed w, you could have a buyer by the end of the week!

I sold a flat in a block last year. There was already one on the market and I chose the same agent so they would offer a viewing of mine if someone was viewing the other flat. As in, “we’ll, if you don’t like the ground floor, we have one on the third floor with a sea view.” Mine sold first and for more.

Personally I feel that if there are several properties on the market and selling, it must be a desirable area to live Smile
