Hi,

Can anyone help me with an idea of what you would expect to pay an estate agent for a fully managed letting service? We are in South East of England of that makes a difference.

We pay 10% + vat for ongoing management but we pay extra finding fees when we need new tenants. We live abroad and they deal with everything, only email me for approval on repairs above £200.

Also any landlords who have switched agents mid tenancy? Anyone know how this works? We are not very happy with our current agent and would like to move without loosing our tenants.

You would need to look at your contract carefully. Join one of the landlord sites e.g landlordzone for more specific advice.

17.5% Fully managed South East London (friends place). Agents have been rubbish though and I would advise taking a very close interest in what they do, paperwork etc to ensure it's all served correctly. Would also advise joining a national landlords association as they have advice helplines etc.

I was quoted 17% initially, but almost immediately knocked them down to 11% and after a few years of trouble-free tenants we renegotiated to 9% - SW London.

Agency was OK for several years but eventually we ditched them because of the very frustrating incompetence of a new agent and are now managing ourselves.

You will usually have to pay a fee to get out of your contract with the agent and keep their tenants.

I would suggest any LL joins RLA (Residential Landlord Association) or similar organisation -they are useful on up to date information - forms & have forums & call lines for specific info - they helped us fill in forms & guided us through section 21 without the need for solicitor (plus help from my agent)

I bought thru an agency and I get charged 12% for full management. I don’t get charged extra for finding new tenants. This is a city in southeast.
In London I’m charged 15% plus VAT. It was 18% but I had listed the flat with a cheaper agent so the current agent matched it.
No experience with changing agents mid tenancy.
My other properties I manage myself just pay for finding tenants - about 8%.
