Mortgage and new job

There is a house we want to put an offer in on but we would need to sell our house first, obviously if we get that far this isn't usually a quick process. I am due to start a new job in August, been in my current job 3 years but this new job is a bit more money, both permanent contracts, there will be no gap in employment. I appreciate I can probably only apply with my old/current salary, but could the fact I'm changing jobs during the process mean I couldn't get a mortgage? It would need to be with Nationwide as we've only just mortgaged to them. Will speak to them in the morning, just curious if anyone had any experience.

It would be fine with a bigger lender like HSBC and Santander if you have a letter of employment and have passed your probationary period (if mentioned in it) - imagine it should be the same with Nationwide.

I changed jobs whilst in process with nationwide (between in principle and actual application) . Both permanent jobs and new one was higher salary and they didn't seem to have any problem with it - started process with original salary so guess showed it was sustainable(

Thanks both, assuming you could only use new salary if you had a payslip demonstrating you'd started getting paid that?

If the mortgage is recent, there may be fees involved so I would check that carefully.

I should add I doubt I'd have passed probation as that won't be until next year, job starts August and if we got offers quickly I imagine the application would be July/August.

@ChicCroissant yeah that's something else on my list, we can port the mortgage but as it would need to be a different product (different LTV) not sure what that could mean.

This feels like an impossible task tbh, but it's our dream house so we just want to try. Feels like there's hurdle after hurdle though!

It's actually not impossible! We are in the process of doing it now.

2 new jobs, new area.

Nationwide just wanted signed contracts that explicitly stated the start dates and the salary.

I hadn't started my job and my wife still hasn't, when we put in the application. Have formal offer now and wife still hasn't started. They didn't care I ask about payslips.

All assessed on new salary.

As for porting, that's what we're doing. Selling and porting mortgage, and borrowing more. Effectively you end up with two mortgages on two different deals with the same company.

We ported our mortgage. Samd product and LTV then the additional you borrow goes on a sort of additional mortgage on a different rate. Best to speak to mortgage advisor

My husband got a new job during the mortgage process last time we remortgaged. It reduced the number of lenders who would use his new contract as proof of income rather than 2 payslips, even though it was a wage increase.
We went with Nationwide in the end and it was no issue for them, but it did have an impact on the process.

Get a broker. Bought my first (top of the amount we could borrow! Blush) flat when DH and I were both two months into jobs.

Was fine, the broker just found the providers who were happy to lend on probation, there was still a pretty wide choice.

Agree @Space, I think we would have found it a lot more difficult without a broker. London and Country have been fab for us - we’ve used them many times.

To be honest I have not had very good experiences with brokers, our last one was shocking, I could have done it all much easier myself, but I appreciate they have a place. However, we have only just remortgaged to Nationwide so we would have to stay with them as the redemption figure is huge. I have spoken with them though and they will consider salary changes if they are to occur within 3 months and have proof from employer, so it should be ok. Now to try to sell our house.....
