Neighbour's planned 2 storey extension

Received a letter from the council saying that NDN are planning a 2 storey extension to the side and rear of their house, which is detached.
What should and can I do?

Does it not say in the letter what to do? I.e how to view the plans

Yes, I can view the plans, but haven't yet. Their house overlooks my garden.

What do you mean "what do I do?".

You view the plans. If you have any concerns, go knock on their door and ask them to show you more clearly where the extension will end. If you have serious concerns, like their new Windows will look into your windows then you can object.

I only got the letter yesterday and I need to wait until tomorrow before I can contact the council regarding the plans.
Their house is very close to my house - only a path between the walls.

Tbh, the council are normally very clear on what grounds you would have a right to fair complaint. There should be a planning portal or similar.

I'm surprised that you are assuming they are in the wrong within even doing any research.

If any of it overlooks you they will either have to use obscured glass or not have windows on the elevation that does.
It shouldn’t cause you any issues.

The plans are usually available online. Look at your council website under Planning Applications and use the reference number given or search by address. Do not assume it would negatively affect you. Have others in the road done similar? You can only have objections upheld on specific grounds so when you review the drawings consider things like parking, size of extension relative to plot, position of windows and if the glass is clear or obscured, if it is in keeping with area etc.

The drawings are on line, although the letter said I needed permission. It looks huge.
Will it have a detrimental effect on the value of my house?

Nothing
The plans will have been drawn up as per regulations it'll be a couple of months of disruption but you'll get over it .

There probably won't be any correspondence yet if the plans are only just available to consultees. Comments have to be validated by the relevant officer before publication online.

If the houses in your road get bigger, then the prices will go up. Or you could get more for your house if there’s precedent for considerably increasing the sq footage.

Just make sure that you don’t end up with windows in your garden. It’s ok to go and ask your neighbours to show and talk you through their plans (we had people knocking when we applied).

The main potential concern for you would be overlooking so you need to make sure to check where the windows are going and flag anything undesirable up.

If the neighbours do get the permission, then you might be in for a few months of noise and dust but hopefully they’ll tell you when they’re about to start and be reasonable with the timings of builders on site.

I rang planning, and there isn't much that I can't see, just data protected stuff like signatures.
Haven't spoken to the neighbour yet.

It could work in your favour. Our neighbour (terrace) did a big extension which initially horrified me, but it's left us with a very private and unoverlooked little suntrap corner. Look at the plans - which should be online on your local authority website - before you panic!
