Paying 6 or 12 months rent up front - discount?

Anyone know if it would be possible to negotiate a discount on rent if paying either 6 or 12 months up front? How much do you think this would be attractive to a landlord and would there be any risks to the renter? What % discount would you look for if paying 6 months up front and then 12 months ?

Hi We did this a few years ago when renting after selling our house. We got a 3k/month house for 2k/month and very nice it was too Smile

That's amazing Puppy Lucky! As a landlady, I'd maybe offer 5% off but my flats have always been super easy and quick to rent to reliable professional tenants and I've never had issues with non-payment.

The concern with a tenant paying upfront is that they want minimal contact because they are up to no good, e.g. renting your house to run a cannabis farm rather than to live in so offering rent upfront might not get you the reaction you want.

Yup we offered this from my ex. Found it so hard for him to rent - ripped off by agents, crap flats - the whole thing going on.

I had to get involved and offer 6 months rent advance to get a flat in the end. he got it and after 6 months the wanker landlord upped the rent by 30%.

X not a criminal - just a foreigner and the xenophobia was awful.

Sorry just seen this - we paid in 6 month tranches - we were there for 18 months in the end. I will say though that we did get a particularly good deal as the house had been empty for a while and it was bit of an unusual property that wouldn't be right for a lot of people. We loved it though and I was heartbroken when we had to leave.

I know someone who paid 12 months upfront and got a discount, but OTOH she had to wait weeks to get the washing machine fixed. Because they already had her money they just couldn't BA.

I never accepted more than 6 months up front and I gave a measly 2% discount. Quite honestly monthly 6 monthly or 12 monthly made no odds to me
Actually I preferred monthly when I think about it

That would concern me. That owner was in serious need of cash for whatever reason, so desperate that he was willing to forgo a third of his rental income.

So I’d be thinking desperate
Or stupid

Either way. Doesn’t make for a great landlord if there’s any problems that need fixing

We are in a similar situation, sold our house and moving area, we want to rent for 6-12 months before we purchase as we might not like the area all that much etc etc

He was a she Smile. She certainly wasn't stupid, but may have been keen to get a tenant in as she was an accidental landlord with a mortgage to pay. I also think that rental amounts are the same as property sale prices - an offer to the market not a guaranteed result, so she lost nothing, as we were the only ones offering to pay a sum to rent her property.

LL has agreed a 33% discount for paying in 6 month tranches upfront. Good tip about waiting for a response to repairs - so we will have a clause built into the contract.
