How many house viewings before you got an offer.

We’ve had tonnes of viewings in quite a short space of time but no offer yet. Quite a few haven’t sold their current house yet so can’t make an offer but it still feels worrying to have had nearly 20 people look at our house and decide it’s not for them.

How many viewings did you have before your house sold?

I’m starting to wonder if the photographer has just done too good a job and the house looks nicer online than in real life.

20 viewings without any meaningful offer suggests price is a bit optimistic.

Not so optimistic to stop people from viewing, but optimistic enough that nobody is offering.

Yeah I did wonder about price too. We’ve only had two comments in the feedback about price one said the house should be 10k cheaper and the other said the price seemed reasonable. And it genuinely is priced along the same lines as other stuff up for sale. But the whole area is stupidly expensive so maybe it’s finally getting to the point where people aren’t willing to pay so much more than other places nearby.

We had about 5 but it was a very favourable area, 2 of those just came for a look and 1 was a builder but the house didn't need doing up. We had to cut the price but that was ok.

Our first house in Edinburgh where there were tonnes of similar properties took about 6 months with around 30 viewings, price was in line with others similar but we ended up accepting 13% under she sold it two years later after having it on the market nearly a year and the last house a year ago we priced in line with similar properties but they don't come up very often. We had two viewers the day it was listed and two offers of asking an hour later (we'd offered the week it went up too) so it's think depends a lot on what type of house it is and what's shifting in the area. Here a lot of the 3 beds go fast whereas the 4/5 beds take a few months or longer, the 6 beds can be on an age.

We had over 30 viewings in 8 weeks. Had a couple of low offers before accepting one. This was in inner London and we were cheaper than anything else similar in the area.

Ask the agent to not send non proceedable buyers round especially if you need to sell, it’s just wasting time for you.

3 viewings, 2 offers. Agent stopped viewings after the 3rd one as we'd already had a cash asking price offer at that point (then 3rd viewers came back with a bit more, also cash). This all happened in the first week. We're hoping to exchange in the next week or so. I am not by any means suggesting this is normal. It was in fact really surprising because ours is a bit of 'niche' property so we thought it would take much longer.

But my point is, I guess, that yours is a bit of a 'how long is a piece of string question'. I've bought/ sold 5 times in the past 12 years. Each experience has been completely different.

4 viewings, 2 over asking price offers. No one more surprised than me!

Spoke to a local agent this week who said that this time last year they were averaging 4-5 viewings before an offer was made, now they are averaging 12-13. But if thats an average, it means some houses must be sold on first viewing whilst other take 40 viewings!

Well our estate agent said it takes 18 viewings on average for a offer (Savills)...

5 in a week then 2 offers full asking price from one. So no more viewers. Again favourable area and a cheap house for the area !

The first viewing within 24 hours of it going online. Got full asking price. House was a blank canvas really though with decent kitchen and an ok bathroom. Sought after area
