Advice re Nottingham

So my son is due to start a PHD course at Nottingham University in October. We are looking to buy him a small property, maximum £200k as he will be there for almost four years.

Can anyone with knowledge of Nottingham offer any advice of areas to avoid or aim for. He doesn’t drive so will be using public transport to commute.

Beeston is good for PG students and walkable to campus (assuming he's on the main University Park campus though).

I would suggest Leicester with a train commute to Nottingham as it has a better long term rental market across students, graduates, and young families.

Lenton is a popular area for students. I've lived there for 15 years, as it's walking distance to QMC . It's a 20 min walk to the city centre or 1/2 hour to the main campus. I live on the road parallel to the Jubilee campus. The public transport is really good. And its a safe area. It's almost all rental. The Heron Drive/Farafay road area is quiet despite the amount of student halls.
Beeston is ok.
Avoid St Anne's, Hyson Green, Radford and the Meadows.

Thank you for all your comments so far. Just to confirm we are looking to buy not rent and would prefer an area that wasn’t massively student accommodation.

Anywhere on the tram network will be fine for him really - particularly the uni side of the city. Where we are isn't studentified at all but I know a previous owner of the house had done so as the same deal for his kid while at the university - tram track upper end of Stapleford (down the hill into Stapleford or Toton is a fuck off stupid hill)... or Chilwell isn't too studenty either - starts to get studentified going through Beeston and into Lenton.

Our previous owner here had the same deal for his daughter - house did sit on the market for a little bit after she'd finished uni - but that was absolutely as the market tanked completely (we bought right near the bottom of the market)

Beeston is great, you can walk to parts of the uni and a bus or tram to other bits, not massively filled with students either

My mum lives there and I grew up there, traffic can be a pain at times but it can be everywhere

Definitely Beeston. It's a really popular family area with lots of PG students and academics. You'd be buying a solid investment as you'd expect to be able to resell or let out to families or PGs after 4 years.
Beware though, the Beeston property market is moving fast! As an example this one is near me and sold STC in just a few days;
