We are stuck between two houses. Which would you pick?

Number 2 looks lovely and anything fussy can be changed. House 1 looks pleasant but dull.

How are people getting that house 1 is bigger? I'm reading a total floor space of 2702 ft for house 1 and 3743 ft for house 2.

I'm always amazed by prices outside London, we're looking at small 3 bed houses with 20ft gardens in zone 3 for around the same price! Grin

I don't know the areas but purely on the houses I'd keep looking. I don't like the lack of character in house one and house two the downstairs isn't big enough for the size of house - the kitchen would drive me mad

You can't change the hideous extension short of knocking it down, nor can you change the lack of a rear garden.

The extension isn't hideous in person but it's not well thought out. The entire downstairs of it is unusable. They made an open plan office which just wouldn't work with kids. It's built in as well so you'd have to rip it out. DH actually quite fancied the sauna. It must have cost a fortune to put in.

@StarJumpsandaHalf Thanks for the suggestion. I think the garden is too small. It looks similar in size to house 2. I think what this has shown me is that the garden is a priority.

It's a process of refinement isn't it and often looking at things you don't want to go for helps work out priorities.

You need to keep looking, I think. You have a fairly decent budget, so shouldn't have to settle for something you don't love.
