MN kindly convinced me last year not to bother replacing my kitchen in order to sell my house. I am instead replacing my tiles and am going to paint the units so they look more modern. Hoping to go on the market next Spring.

Not sure what to do about this cooker. It’s only half working (internal fan has gone but conventional oven is OK) so I would exclude it from sales particulars and then let them have it if they asked.

Would it put people off the kitchen by its age and the fact it’s basic?

House is a period property where I am hoping to get a better price per sq foot than a more modern house. North of England.

Also I dislike how slow the oven is to heat up but seems an indulgence to spend about £800 replacing it if I can get away with not bothering

I wouldn't paint the units. Painted units - if you paint them the "wrong" colour will do you (and your chance of a sale) no favours. Plainer units will let potential buyers visualise their own style - strong colours won't.

I would update the tiles and perhaps change the worktop (if it's not too expensive to do) but LEAVE THE CUPBOARDS ALONE, WOMAN! Step away from the F&B paint. (I mean this kindly, sort of!!)

Can you tell I'm sick to death of walking into houses with frigging Hague Blue and Inchyra Blue kitchens with hints of Wimborne White?

I wouldn't bother unless you're getting feedback that the kitchen is putting people off. It doesn't look bad at all to me. As for the oven I'd say it's included, but tell viewers that only the conventional oven works and you're happy to remove it if they don't want it.

Don't even contemplate replacing. Basic model or not, fan or conventional, a range cooker sells the lifestyle.

I would recommend you talk to an agent before spending a penny on the kitchen, it looks fine to me and painting all those cupboards is a fair amount of work. Though I must say it would paint up brilliantly.

It wouldn’t put me off the house if I liked it but I would expect to knock the price of a new kitchen off.

It's fine as it is. It's in working order and it looks good. Don't waste any money fixing or replacing it. I think the units look fine too, btw.

Thanks for the comments so far. I am torn about the unit painting as I have a lot of units so a lot of effort ... but I would be hoping that painting them would stop someone knocking money off for a new kitchen.

Why would they want a reduction for a new kitchen if it’s only the cooker that needs replacing?

And unless you’re certain your painting is top notch, leave the cupboards as they are otherwise you’ll ruin them.

It's all subjective though. Including what you will get for the house next year. Tiles would brighten it up. If it's a perfectly good functional kitchen leave it be. People will prob want to put their own kitchen in anyway

Have you explored how much it would cost to get the oven fan replaced?
If I was buying your house I wouldn’t think that the cooker was included anyway, as it’s free standing. Are you planning to buy new in your new place or anticipating built-in?
And a reduction for a new kitchen? Surely the house is just priced accordingly?

Oven fan part is a bit of a saga. Let’s just say I was on first name terms with the oven warranty repair man (easter eggs for his dc Grin)until about 5 years ago when the warranty company pulled out due to lack of parts.

Ah ok, then just don’t include it, but if they want it leave it. I wouldn’t be doing any price adjustment though.

I think the colour of the kitchen units and tiles and the oven look absolutely fine and wouldn't touch it.

As the cooker is freestanding, wouldn't you take it with you when you move? You could just put a decent one in to use until you move.

Kitchen is perfectly fine. Leave as is. They would have to be extremely cheeky to ask for the price of a new kitchen to be knocked off its perfectly fine. I would leave the cooker in and when it comes to legal stage mention it to your solicitor that fan not working then offer to remove it or leave it.

I would do nothing at all. Your kitchen looks fine and I would rather live with a clean outdated kitchen than someone's crappy home paint job!!!

It looks fine to me, leave the kitchen and the cooker. Be clear that it's functional but the fan doesn't work. Not everyone is picky about cookers, mine is so basic and old yours looks like something off star trek!

I wouldn't expect to knock the price of a new kitchen off the asking when it looks like yours, perfectly fresh and modern looking. I've seen faaaaaar worse! It'd be like saying you don't like the colour of the front door and so wanting the price of a pot of paint taken off. If that kitchen is "dated" then mine is prehistoric!

Thanks everyone for your views. Just eyeing up the cooker now thinking I will have to invest in some MR MUSCLE if I am going to live with it for the next year.

And get up again at 6 o'clock on Christmas morning to get that bird in.
Practically a tradition now
