Loose a bedroom to create a bathroom?

We are about to complete on a 4 bed that needs complete renovation. Having trouble with the upstairs layout and bathroom/bedroom ratio.

I will post a floorplan photo but currently there is a small bathroom and very small WC upstairs. Due to the location of these there is no natural light in the upstairs hallway- not essential but would be nice. The bathroom feels very small and I would like a separate shower cubicle (first world problems I know!). We talked about putting a shower/wet room in where the WC is but not sure if that would work. Would it be unwise to loose a bedroom to create a larger bathroom with toilet, sink, bath and separate bath? Current bathroom could then become a study or perhaps some storage? Concerned about devaluing the house from 4 bed to 3 bed. What would you change? Would love to hear suggestions for the space!

Bit of background info: plan to be in this house for a long time, 10 years potentially forever home. No children but hopefully in a few years. Possibility of loft extension if needed. Not too bothered about en suite! A bit spoilt in current house as DP uses en suite to get ready and I use the main bathroom.

I’d go ahead and do that to have a better quality of life + you can always get that bedroom into the loft.

The value shouldn’t be too bad as you’ll have a study + you’re getting a wreck is presumably it’s very cheap to start with.

Also, if you’re planning children, then a bath with room around it is very useful at bath time.

Thanks JoJo. You are right I think we would have better quality of life- a more convenient bathroom we use everyday rather than a spare bedroom that is not used regularly. Struggling to post a photo of floor plan- am new here!

The value of a 3 bed and 4 bed are very different. But if you got it relatively cheaply and plan to stay there a while then probably go for the bigger bathroom option. When I suggested this to an estate agent he went pale!

You could always get planning in principle for a loft conversion/4th bedroom to help sell if it comes to it.

We did. Sacrificed pokey single to add upstairs bathroom, turned downstairs into utility. Stole a chunk of upstairs bathroom to make a built in wardrobe for remaining bedroom. House much nicer as a result.
