Simply Conveyancing Property Lawyers?

My estate agent is quite keen on me using these people. Anyone had any dealings with them?

I...we (my late husband and I) have only used solicitors in the past and am a bit wary/unsure of these 'conveyance' companies.

Doing this all on my own is a bit daunting...I could just do with some advice. Please.

Trust your gut. Personally, I wouldn't use a solicitor recommended by an estate agent. EA is probably on commission and the recommended solicitor may be less thorough/less awkward rather than having your best interests in mind. Ask friends and family if they recommend anyone.

The EA is being paid by the seller, so the EA is hoping to be paid by the seller on completion, together with a referral fee from the conveyancers he is recommending to you: Much better if you choose your own solicitor:

Select a solicitor in the first place who:

  • you've met and trust
  • has reassured you that you can contact them for updates when you want
  • has convinced you they will keep you informed
  • is nearby and happy for you to pop in for face-to-face discussions of issues if they arise as well as being able to hand deliver signed documents/ID documents quickly rather than having to rely on postal delivery

Only be meeting a solicitor can you really be sure if they are approachable and helpful.

Of course, the cheap internet-based conveyancing warehouses won't meet any of the above, but you get what you pay for (Simply Conveyancing is one of them......)

Having been on the other side of transactions with them, don't.

Not all licensed conveyancers are bad and not all solicitors are good.

I agree with get a local recommendation.

We are using a conveyancing solicitor for our purchase (conveyancing direct). So far they have been great, very efficient, easily contacted, respond quickly to emails/calls. Everything done quickly and seem really on top of things. I went with them after family recommendation.

The OP asked about a firm of lawyers. Everyone is responding about solicitors. They are not the same thing.
What is their complaints procedure, OP? Who is their governing body or ombudsman?

I would stick to High St solicitors.

Thanks everyone. Have dug out the name of the solicitor we used to purchase the house...they got it all done ok and were pleasant to deal with...called them and they emailed me a decent quote same day. And have arranged my own EPC too. Like to use local people where possible.

What you say is true: there are some goodies and baddies in both camps, so I'll amend my conclusion to "I would go with a recommended High St solicitor".

And it gets even more confusing with doing the legal work on property transactions because it can be done by a licensed conveyancer or a conveyancing solicitor.
