I like it a lot, could be gorgeous with some work. No idea about Sutton prices etc but if it's reasonable factoring the work (new kitchen, bathroom, decorating etc) and it suits you then go for it :)

It looks great, full of potential. Lovely big rooms. Only drawback for me would be if you actually wanted 3 bedrooms, the third is tiny in comparison to the others. Not sure it really is a double! The rest looks fine though, on the assumption you have enough money in reserve to renovate it?

Exactly! The third bedroom is a letdown. A lot of the space is taken up by the wide corridor and the strange conservatory. Hmmm...

Can you afford an architect? I'm thinking about that new tv programme, make your house perfect, or something like that; I think there's potential there if you have the ££££

@LizzieMacQueen, thanks. I wonder how much renovating it would cost, actually. Probably £20k would be the minimum (both bathrooms and the kitchen need redoing).

We're slowly renovating our house (can't afford all at once) and it can be much more expensive than you think especially if you need new boiler/rewiring/plumbing doing before you get to the fun bits. Our house is bigger but I reckon we'll have spent around 120k on renovations by the time we're done.
How far down the line of buying it are you? Have you had a survey done?

Lovely layout and room sizes, so could be lovely with redecoration. Would have liked to have bought a 1930s house, like I grew up in, because I like the layout and proportions, but ended up in an Edwardian place like the slight majority round here

I really like it, it’s airy, lovely big rooms, beautiful garden. It could be absolutely stunning. I even think that the third bedroom is fine- around me (zone 2) that would be a double! No idea on price, I’d suggest looking on Zoopla for comparitors. But doesn’t look bad to me for the price, especially since you’re close to the station and good schools. I also don’t think you’d need to do everything as soon as you move it, though I agree that you’d want to sort out the kitchen/ dining room/ conservatory mash up sooner rather than later.

All around a decent home with very good room sizes, good aspect garden, parking. 20k should get you a budget kitchen (e.g. Ikea), a budget bathroom and downstairs loo. Taking off all the wallpapers will be a lot of time or money + you might need a few grand to sort out the walls underneath. Obv you'll probably also want new flooring.
If you were to do an extension, a loft conversion and make everything presentable, you'd need over 100k.

I’m oop north so to me that is an absolute fortune for not a lot of house!

Faints at the thought of how much the mortgage is each month.

It’s a lovely house but it looks as though it hasn’t had any work done on it a looong time.
I’d expect to have to re-wire, new boiler, central heating, etc. How much do the houses around that are ‘done’ go for.
I think you could easily spend £100k on it.

£20,000 isn’t enough. You’d only manage the kitchen for that. I’d want it opened up and the conservatory obliterated to smithereens. It’s seriously yuk! You need around £75,000 minimum to make it up
to date and replace the conservatory with something useful. That’s without any nasties on a survey and changing the layout.

Also, do you need a primary school? The house isn't in an obvious admission area for anywhere so you'd be offered some random school god knows where.

It could be lovely but it does need a lot of work. I think you'd need quite a lot more than £20k to make it look amazing but it depends on whether you can live with it as it is or whether you are desperate for it to be exactly as you want it soon.

I like it but I think you’d have little change from £100k to get it up to scratch. I would assume that it needs a full rewrite replumb and replastering before you start anything cosmetic

£20k would be a drop in the ocean on that house.

It has amazing potential but it needs a big renovation!

New kitchen and bathroom. New carpets throughout. Painting and decorating throughout. The weird conservatory/internal sliding patio doors.
It will cost significantly more than 20k... I’d get a good local builder to come around and give you a steer.

I'd say it would need £100k for full refurb. Would you get that money back? Are there top spec 3 bed semis selling in the area for over £600k?

On a personal level - I could very happily live there - big rooms, driveway and generous garden. Looks good Smile
