Anyone know Urmston, Trafford well?

We will be moving to Urmston from Devon this summer. Any particularly nice streets/areas you would recommend? Or areas/streets to avoid? Budget is £450k-550k and we are looking for 4 bedrooms. Ideally relatively near the train station (10 min walk). Thanks, any advice gratefully received!

Hi. I don't live in Urmston but I'm not too far from there and know others who live there. Can't comment on particular roads etc but overall I think the area has a really nice feel to it and the centre is thriving. Excellent schools too (if that is something you need to consider). I'd happily live there!

I've lived in Urmston all my life and it really is a great little town. House prices are really high at the moment because it is thriving, but you can get something decent with that budget. The desirable areas are Canterbury Road, Church Road, Davyhulme Road, Irlam Road - but you pay more for these areas. It really depends what kind of house you're looking for, how important parking is, do box rooms matter etc. Roseneath and Newton Rd are bang in the centre, minutes from the train station and some great houses but parking is atrocious. Urmston Lane/Streford Rd area is decent and probably a little cheaper than central Urmston.
Davyhulme has some great houses but be wary that some houses are very close to the sewage works and they do stink especially in the summer. Flixton is also nice (Flixton and Urmston are pretty much just one place) and it also has it's own train station.

If you're not 100% set on Urmston, Stretford is worth looking at. I've just bought a 5 bed house that is technically in Stretford but is a 5 minute walk into Urmston for a lot less than your budget purely because of the postcode. Stretford also has great transport links - couple of train stations, the metro and regular buses. We have gone with Stretford over Urmston purely because a lot of the third bedrooms in Urmston were tiny - fit a cot in at most - but five minutes down the road the "box" rooms were proper rooms.

There are actually 3 Train stations within Flixton/Urmston. They are called Flixton Station, Urmston Station, and Chassen Road Station. You should consider properties within a 10 minute walk of all three stations. Urmston station is the most used station and will shave about 2/3 minutes off the journey into Manchester, compared to the other two stations.

I would avoid Davyhulme due to the Sewer. The smell is only noticable in Summer and it is a lot better than it used to be, but still not what you want if you are spending half a million on a property.

Apart from Davyhulme, I would avoid an area at the back end of Flixton called Woodsend. Apart from that, there are no areas to avoid, and you will find some cracking properties for your budget within 5 or 10 mins walk from the three Train Stations mentioned.
