Loft conversion 1 bedroom or 2?

Hi there,

Just hoping to hear what peoples thoughts are on this. We have a 2 bed semi with 2 large double bedrooms. Down stairs is extended also. We have 2 DC at the moment but planning a third. We are in the process of planning a loft conversion. We can either have 2 small double or 1 large master with ensuite? The 2 separate rooms would make our house a 4 bed and the master with en suite would make it a 3. I just wondered for resale value what would be better?

Considering we are planning another child I feel like 4 would be more practical but I'm wondering if the house value would increase more with the master bedroom?

How many extra bathrooms would the two bed option give you? If none, then don't do it - got for the master plus en-suite. Then think about splitting one of your existing large doubles into two singles. That gives you two bath between four bed which is balanced. One bathroom between four beds isn't enough.

We currently have 1 upstairs bathroom and 1 down stairs toilet. We do however have a room downstairs which is currently our utility which can be converted into a shower room. I also feel it may unbalanced the house but just worried about sleeping arrangements for 3 children in the future.

Entirely depends on the size of your living areas. If you have a big downstairs which feels like a 5 person house, then you can justify 4 bedrooms. If the downstairs feels like a 4 person house, go for 3 beds. You can always move house down the line to get a bigger house with 4 beds but if you've squeezed in 4 rooms with no nice master, you will struggle to sell.

We were a 2 bed mid terrace - we didn't have enough room for 2 rooms so have one really large room with an office area at the end and en-suite. It gives a separate adult floor which I love and is a real master suite I guess. Then 2 double bedrooms on middle floor for children. I love the separation of the floors (although if they are very young you may not like this)

Your house footprint as a current 2 bed does not sound large enough to support 4 beds especially with only 1 upstairs bathroom.

Go for a master and shower in the loft.

You then have a double bedroom for each child. They can bunk in together if you have guests to stay.

Homes are for living in all the time, not just for the few nights a year you have visitors.

If you need a study think about a small study area on the landing on the master bed floor.

If you really want the DC to have a room each, go for a large loft room with shower room & plan to put room dividers in and individual light switches for each section. Then when it comes to sell you can market it as a master bedroom.

I agree with pp's.

Extra bedrooms don't always add value if the living space is disproportionately small.

If the rest of the house can't service the maximum bedroom occupancy (or near to it) then I think extra bedrooms become wasted.

Of course one option is to create a study out of one bedroom (that could be used if needed for guests, but also represents "good" use of space on a daily basis.

However, given your house started at a 2 bedroom, I'd be inclined to go for the 3 bedroom option.

A loft master suite sounds lovely and as the children grow older you'll find having 2 bathrooms a real bonus on a daily basis. A spare guest bedroom will only be of occasional value.

We had this choice and I’m so glad we went with a large master bedroom and shower room (not en-suite as we wanted wardrobes on the wall where the door would have been). It’s a big room and although it can get a bit hot up there in summer, being able to open both the windows and the velux blinds creates a lovely through-breeze. I can imagine two separate rooms getting much hotter without this.

Thank you for all of the feedback! It's great to hear all of your opinions! It sounds like a master with en suite sounds like the better option (which to be honest I am pleased about as it would be lovely :)). We are planning a third baby so the extra room wouldn't be for visitors but for each child to have their own space. It wouldn't hurt for them to share but svalberg that's a great idea to divide the room of needed to convert back to a master Grin I will pitch the idea to my hubby! Xxxx

Remember two radiators as well as electrics if you want the option of dividing the loft into two kids' rooms in future and don't have the bathroom en-suite, have it accessible from both future rooms
