How much did you pay for a kitchen extension?

Sorry for the blunt question and I know so many variables are involved here but as a ball park, does £100k sound right? It's a 4bed detached house in Surrey.

I think it was quoted at 50k and ended up being 60k as we wanted a few more things added as it went on. We're in Berkshire so outside London so it might be cheaper. Then on top of that another 10k for new oven, fridges, washing machines, sofa, stools etc. Are you doing a side return or full extension out towards the back?

We paid about £100k for everything including fixtures and fittings, decorating, flooring etc. Everything. The works also included a new utility room, a stove, patio and we had the front porch added.

This was last year, we live just outside London. The extension was about 6m wide by 3m deep.

As you say, so many variables involved! We've done two, both in London.

1st was a side return on a Victorian terrace, with a Howden's kitchen £40k (5 years ago)

Second was a full width 3m extension on a 1920s house with sliding Cristal-style windows and a bespoke kitchen £115k (Just completed)

So, um, it depends!

Kitchens on their own can be £3k or £100k so it depends on that .. we have just had a ground floor extension done for £30k in the south east .kitchen on top of that is £10k

£105k (inc VAT - always remember the VAT - it's a killer if not!) here, included all work, kitchen, flooring, decorating. We extended out back, but the back of house wasn't straight so needed more steels usual. We relocated the kitchen, redid downstairs W/C and needed all new plumbing (Whole house) and electrics (downstairs). Our agreed quote was £92k and some of the overspend was unforseen and some of it was where we added things as we were going along.
We did have to make compromises - good laminate rather than LVT (due to it being 80sqm!, UPV sliding doors rather than aluminium to stops costs going even higher, reused old kitchen in utility rather than it matching new kitchen.
Whatever your budget, make sure you have 15-20% contingency. If you don't need it great - pay it back off the mortgage. But things do happen!
Also remember to budget for afterwards, new furniture to fit the space, new curtains or blinds etc!

You need to split it into build cost and then kitchen cost. Kitchen cost you can guestimate build costs are another thing entirely.

Our was 6 years ago and about £1600psqm due to the required foundations (raft - as on a slope, so huge dig out not the usual trench) then fitting out the kitchen on top, which for us was Ikea cabinets with appliances/sink/tap/flooring etc bought elsewhere.

Then there was the garden landscape costs due to the dig out cutting into the slope. But for us it was around £26K(?) but my extension was teeny. The build side of things was £12k, £9k for the kitchen and the rest was extra electrics not to do with the kitchen, limestone patio slabs, retaining wall in garden etc.

I am a serious researcher so found the best deals, prices, cashbacks etc.

We’re in the middle of planning ours, to be fair it’s a massive 76m2 in total. (Double storey).
We’re looking at about 80k for the build and about 20-25k for fitting it out.

Quite variation! We're having an initial consultation with a design and build company today. I'll put £100k in my head and anything less will be a bonus.

We paid £80k for everything - architect, build, windows, Schuco bifold, diy kitchens units, fixtures, tiles, tiler, decorator etc. This was for a side return in London 7m x 1.5m 3.5 years ago. Totally worth every penny!

Oh my quote includes underfloor heating too! That was £6k alone.

We paid about £50k for the extension, fittings etc and a further £10K for the kitchen but no labour on the kitchen as dad fitted it and we tiled. It's very big though and solid oak cabinets

Extension would be anything from 3 x 9m to 4.5m x 9m depending on how far out we go.

We also made sure that the builder we liked knew he was the only one we were asking to reduce costs, and that if he came in at our budget amount then the job was his! He was the middle of the 3 quotes.
