Estate agents hassling ya

We put in an offer on a house in late March, explaining to vendor that we would be waiting to apply for our mortgage app until DH had submitted his 18/19 tax return. We hired an accountant to help us do it as quickly as possible, and then went to Mortgage broker and had a mortgage agreed in principle with Natwest.

We had a lot of paper work to send off, and finally got the last of this in early last week. So the mortgage should be with the underwriters now and going through.

I'm getting daily calls from the vendor's agent asking me for updates. I don't have any! We've done everything our end and are waiting on NatWest and the conveyancing solicitor.

He's starting to make me feel guilty, when all along we have been open and consistently doing what we are supposed to do. I genuinely don't know what to tell them when they call today. Can I politely tell them to just back off for a bit? Obvs we don't want to lose the house!

Put yourself in the seller's shoes: in over six weeks, nothing has happened as far as they are concerned. Most people offering who need a mortgage will have an offer in principle when they make the offer. I take it you haven't instructed a survey yet?

I'm inclined to agree with. @wowfudge

As a vendor (and buyer) I know that the success of a chain depends on everyone maintaining momentum. It's your job to make sure you've done everything you possibly can as quickly as you can.

I'm assuming you've instructed solicitors? Could you organise your searches? Even if the mortgage company is being slow you should be chivvying them along and letting the EA know that's what you're doing.

The EA won't hassle if you let them know you're on the case.

I agree with wowfudge too - most buyers would have had the surveyor round as quick as possible. Six weeks on and it sounds like nothing has happened, that has wasted a lot of time and the rest of the chain will expect to be halfway through the process by now.

You’re lucky they’ve been this patient tbh. The day after our offer was accepted the vendors estate agents were hassling us for AIP and other documents etc. I know there is no way they would have allowed it to go on for six weeks.

Until your mortgage lender has carried out a valuation survey you can't progress things.

What has your solicitor done?

They can't have done.

Your solicitor acts also for the mortgage lender, and there will be a another bundle of work to do when the mortgage offer is received, plus possibly further enquiries to raise.

I've spoken to both solicitor and mortgage broker - the hold up is with Natwest. They are going to call me today. I am chasing and trying to get things moving as much as I can. I just have nothing that I can tell the vendors right now.

You only sent the paperwork last week, you can't blame NatWest for the delay! You could be waiting another month yet! Have you told the EA that you have only just applied for your mortgage? You may have had your own survey done but your mortgage company will want to value the property as well, you may have to ask if they do that via a desktop valuation or a visit to the property.

We sent off the paperwork as quickly as we could after completing the tax return. We have a gifted deposit and DH is SE, so that complicated things a bit. We have sent everything off as fast as humanly possible, tracked and recorded. You're making me feel like shit when I've done everything asked of me on time.

I am chasing and following up. I just don't know how I can make this go any faster.

I had a gifted deposit and it didn’t take me 6 weeks to send of paperwork about it?! I’d be fucking raging if I was the vendor...
we had a three week delay due to my solicitors being a bit wank and he was really really miffed. 6 weeks with no progress is a bit ridiculous

You'll have to wait for the mortgage now, all you can do is tell the EA that you have submitted the application and are waiting for approval.

Presumably the EA knew that you didn't have a mortgage when you put your offer forward as you didn't have an Agreement In Principle.

I’m surprised you were put forward as a viable offer to be honest. That’s on the EA really for not making your situation clear to the vendors.

Gifted deposit doesn’t complicate things.

You just need a signed statement it’s a gift and a copy of the grifters bank statement showing where it came from.
