Seen a house but ours not on market yet

Just as the title says really. Is it possible to view and house and put in an offer when ours isn’t even on the market yet? In the hope we could quickly sell ours. I know it’s unlikely but is it a possible scenario?

You may or may not be able to view, some agents and sellers permit, others do not.

An offer is the same, however as you're not proceedable it's a bit pointless as no one ever will take their house of the market waiting for you. They may accept but on thr understanding if anyone else offers before you're able, you're out. Most agents won't let you offer though if you're not proceedable.

We did this. Saw a great house come up, viewed, said to the owners that we would offer asking price if they held it for us for one week to give us some time to get organisers, and that we would put ours on the market that day. Spoke to the estate agents who moved very quickly and arranged viewings the next day. The following day we also had an offer at asking price and then the rest of the process began. Moved 3 months later.

We did this. Viewed house and fell in love. Went straight to agents who were marketing it and said if they got us a buyer before it went under offer would pay asking price. Got an offer of 2k over asking price 24 hours later and moved 6 weeks after that! Was mindblowingly quick! It is possible but unlikely you'll be able to play a financially savvy game and get a decent price on your purchase as you have no choice but to make it clear you REALLY want it!

Obviously it depends on the market too. If the other house is likely to hang around you could risk being less honest with the agent about your desire for it, just get yours on and see what happens.

I recently sold a house and I wouldn’t have accepted an offer from someone who hadn’t sold and not even on the market. It’s just not a serious offer.

It really depends on the sellers position and yours. If you are prepared to go straight on the market, ideally with the same agents, straight away and they think there’s a good chance of it selling quickly then that’s the best case.
But it just depends who else views and offers etc.
