Flat roof v. pitched roof extension

Hi, wondering if anyone can provide some advice. We are currently in the middle of doing some work on our house and I'm having a wobble! We are knocking our kitchen/dining into one room but our kitchen extends for about 2.5 metres beyond the back wall of the house. We are squaring this off to add it into the kitchen/dining area. We are going for a flat roof with a 2.2m by 1.4m roof lantern but most of the houses where we live have done this extension with a pitched roof with a couple of velux windows. I'm now worried that by having the ceiling one height inside with a lantern wont feel as spacious as a change in ceiling height in the extended bit that you would get with a pitched roof. Just looking for thoughts about what peoples preferences are or any inspiration from anyone who has either who can tell me if we will feel like we have lost height or whether the feature and light we will gain from a lantern effectively cancels this out. Hope this all makes sense, thanks so much.

I would definitely go for the pitched roof if you still have time-it'll make it feel 10x more spacious than a flat roof. The lantern will be gorgeous for bringing in light but won't add so much to the feeling of space.

Flat roofs always end up with water sitting on them, and they’re a bugger for absorbing heat and making cracking noises as they expand and contract. I’d go for a pitched roof if possible.

If you get the Flat roof, you’ll be regretting it everytime you’ll see it.

I'd do the best I could to fit a pitched roof into the budget - my experience of flat roofs is they leak eventually no matter what you do. The veluxes also add so much more airy space to the extension

Flat roof extension haver here. With lantern. We get a lot of positive compliments on our extension and no issues at all with flat roof (modern ones should not leak and are reliable if well installed). Next doors pitched extension with Velux caused no end of issues however.... Pitch too shallow for windows = water ingress.

Ultimately both can be perfectly spacious and attractive. Just depends on what you want. Don’t be put off by leak concerns as it really shouldn’t be an issue. Hope that helps.

Sorry re- read your msg, and trying to reply more to you than the comment chain. Roof lantern does add wow factor for us & light brought in is a big plus. Don’t feel a loss of height/space as follows ceiling height from rest of room. Although to be fair I’m now finding it hard to imagine a pitch roof extension from inside to mentally compare!

Thanks so much for the replies everyone. Think we are sticking with lantern as too late to change but our ceiling will be 2.6m high which ii think is a pretty good height and our whole back wall is glass doors which are 2.3m high so I'm really hoping that will make up for the loss of extra height. Thanks all x

Mummy...FGS dont have the flat roof...without all the details a friend did it and lived to regret...we went for same with pitched roof. As long as you have a pitch of 15 degrees it is fine and if you have Velux windows they have 3 lines of defence against leaks and also are fabulous ventilation. You can also fit with blinds if required if sun is too strong which you struggle with lanterns.

Flat roofs always leak at some point! Usually after any guarantee is expired and in any event the damage is huge
