What is a conveyancing report?

Hello,

DH is looking at wayleaves on an electricity pole at our house and because the land registry is not yet updated, the power company has requested a conveyancing report - presumably to show that we actually own the property.

Might this have a different name? I'm not sure we received anything like this from our solicitor, on completion we only had something to say they have written to update the land registry and will respond to us in the future once the title is updated.

We did have a "report on the title" but that doesn't prove ownership and was before completion. We also have copies of legal charges from the mortgage company.

Why have they requested the conveyancing report? Clearly it's connected to your ownership, but why specifically do they want it?

They say because the land registry has not yet updated after our purchase - so I assume this is some kind of interim document that proves we do actually own it?

Yes, I get that, but why do they want it now? What is so important that they cannot wait for the Land Registry to be updated? Have they contacted you or did you contact them initially?

Because I am requesting a wayleave payment for their equipment and they need to know who the owner is. I would rather get the payment now than the N months it takes for the LR to update.

Speak to the solicitor or conveyancer you used then. Typically takes three months for the LR to update. Might cost you more to get the report than the wayleave is worth.
