Landlady selling to me. How does it work.

My landlady has agreed to sell me my rental property that I've lived in for 10 years. As there will be no estate agent involved I've no idea what the procedure is.
I have an agreement in principle, but I will get a new one as I've since had a pay rise etc. What are the next steps?

I would get the agreement from your bank, they'll probably want to do a survey? Then I'd instruct solicitors

Contact a solicitor and instruct them in the purchase. Contact a broker for your mortgage.

find a solicitor through local recommendation or the phone book.
If it's a house and not too old a conveyancer may be cheaper, but a lot of solicitors offices have one of those anyway.
Then exchange solicitors details with your LL and they will do the legwork.
Your mortgage provider will chose who does the homebuyer survey but if you want a full survey you choose your own surveyor.

Just ring around your local solicitors, ask what their conveyancing costs are when you are buying, pick the one you like best with charges you're happy with. It may not be the cheapest. Explain your circumstances and if the property is leasehold or freehold.

Make sure the price is reasonable, agree what if any fixtures and fittings are included.

Your bank will do their own due diligence. Instruct a solicitor, you can find one via solicitors.lawsociety.org.uk/

We've pretty much agreed a price. It's had one valuation at £135-£140, and we are getting another on Tuesday. We'll meet in the middle. That is the current market value. Massively overpriced for the amount of house you get, but it's a 15 min walk from my hospital and the university and 20 min to the city centre. So I am very much paying for the location. But it's a lovely house that needs very little doing to it. I'd have no issue selling it or renting it in the future so it's a good buy. Apart from the oven and the curtain rails, every thing in the house is mine.

So we've agreed a price and going to see my
Mortgage advisor later on, when do I instruct the solicitor. After I've got the mortgage Agreed or before.
