Surrey - East Horsley - offers?

Anyone have much knowledge? We’ve seen a property is been up for sale for a year. Reduced once. How much would you offer? I know ultimately it’s down to what we can afford and what we think it’s worth...but in the current climate....

Have you had a second viewing yet ? Or a survey done yet ? I wouldn’t offer anything unless you’ve done these. The survey will be the telling thing that indicates how much you should offer.

A survey before an offer? I’ve Didn’t know that was the done thing. Ive moves 4 times and only had the survey done after an offer was accepted.

If you make an offer at a lower price, and then have a survey done and make another lower offer you could cheese off the vendors. So be careful. It depends on how old the house is.

I’ve never heard of a survey before offer - why on earth would you pay £100s then they don’t accept the offer?! Surely you offer based on the condition of the house as you can see it then if something horrific comes up in survey that you couldn’t have predicted you negotiate again if appropriate?

Except you don’t know how your vendors will react. Some people take real offence. Make an offer if you like, but do have a second viewing first. That’s normal.

Hi @mumdone I work for Chartered Surveyors in Surrey. For starters DO NOT do a survey before offer is accepted, but definitely do one after and ask for a pricing report to be included (where they price up what it costs for issues to be rectified). What we are finding at the moment is that vendors are willing to negotiate on the price. Our clients use pricing reports to go back and renegotiate it as they are deemed 'valid' reasons.
