House offer accepted but vendor won’t take it off the market

Hi all

I placed an offer on a house, but as the vendor has been messed around previously, they said they’re not willing to take it off the market. Instead, the estate agents said they won’t schedule any viewings.

Normally I’d walk away from this deal, however, I really like the house and the market in the area is super competitive at the moment.

Do you have any tips?

In order to limit the potential damage, I’m looking at ‘no sale, no fee’ Conveyancing and adding the mortgage fees to the mortgage.

I’d be surprised if the estate agent can unilaterally decide to not schedule viewings in this circumstance. They work for the vendor, not you and if I was the vendor and found out they were doing this I’d be less than pleased. Whether you feel the vendor is being reasonable or not the EA should follow the instructions of their client, the vendor.

So at what point are they going to take it off the market,before or after you pay out for a survey which may be wasted money if they sell to someone else

I’d withdraw. I’ve been here and after we’d shelled out a fair bit they accepted a higher offer.

This happened to us, we asked for it to be taken off the market, they said no, we left our cash offer on the table for a week and then they rang to tell us that we had been trumped, so we said go ahead with the other offer! Then 6 months later they came back with their tails between their legs looking for us to buy the house!! We said no thanks!! and we had pretty much offered asking price 🙄

Do they just want you commit by appointing and paying for your solicitor and getting the ball rolling with mortgage etc?
That's entirely reasonable I'd they've been messed around before.

I thought it was normal to leave house “on the market” but makes as under offer or sale agreed until exchange.

I'd withdraw the offer. There is no point on it being on the market if there is no viewings, so clearly there will be viewings. Your offer is accepted unless something better comes along. It really depends on whether you wish to take that chance.

Personally I'd walk.
