Advice on Beaconsfield

Hi All,

We're just about to offer on a house in the Candlemas area of Beaconsfield but after talking to a local we're starting to get cold feet. I keep hearing over and over how posh and unaffordable Beaconsfield is and so I thought we'd pulled a bit of a coup with this house but now I'm worried that it's because the roads round here are a bit rough.

I also tried talking to a couple of the neighbours and one wasn't very friendly and the other didn't speak English so couldn't really help. I would really, really appreciate and advice and local knowledge on the area.

I need to commute to London and my husband drives to Feltham. We also have a 17 month old son (and would like more kids eventually) so more than anything we want to live in a family friendly place.

We need to make a decision on this house ASAP. Please help?

Hello - Beaconsfield has some posh people living in some very expensive houses - but lots of normal people too - livjng costs are not really more than anywhere else - it has good selection of shops - good schools (not just the private ones) and you will soon make friends with some other mums - so if you like the house and its in your price range then go for it

I like Beaconsfield. There are all sorts of people living in the town and you generally choose a house, not the neighbours. Feltham isn’t the easiest commute from there. There are several schools but it depends exactly where you live if you are in catchment for St Mary and All Saints. Have you checked out nurseries and playgroup provision because this is where you will meet people.

The roads around St Mary and All saints school are ex council but nowhere is rough! It’s very expensive! Surely you can tell if it’s too rough for you? However the roads around Candlemas Lane are varied and some houses are quite small. So it’s not the posh bit! Have you looked at Witheridge Lane?

Beaconsfield is very pricey. I can't speak for what the particular area is like, but price is easy to see the difference. For the price of the houses I'd be very surprised if it was a rough area though.

It's not rough. Really beaconsfield is the only town I've ever lived where there's no area with that sort of reputation. Candlemas Lane is lovely.

My son used to live on Candlemas Lane and loved it. It's a really safe place. There is a film school around the corner so some houses are student houses, but they'll be older students (not 18-21) and house-trained Grin

I would love to live there.

Hello! Wondering if you moved to Candlemas Lane after all and how it is there? Also looking at a property nearby in that area of the town. Roads seem busy with cars but we perhaps just viewed at a congested time. Thanks!

I did! And we absolutely love it. Any concerns given to us by the neighbour never materialised at all!
We now have four kids and all are happy here too :)

Thanks so much for your message, @NitroJ - Really appreciated! Glad it all worked out for you. I have just the two girls, both at primary school. Now trying to get my head round the school options locally and then the whole 11+ scenario if we make an offer and it is accepted. Don’t suppose you or any other local parents have any advice on the schooling options? Thanks!

Would also love to hear about experience @NitroJ ! Also looking at properties around Candlemas and St Mary’s/Butlers Court. But the whole 11+ situation freaks me out 😬
