Are rights of way always shown on title deeds?

We live in an end of terrace house with side access to the garden.

For some reason a previous owner has put a gate in the gate between our house and neighbour.

New neighbour has moved in and automatically thinks that there is a right of way to use the rear access.

There is nothing on either title plan or title deeds for either property mentioning a right of way.

I don’t mind giving access when nessecary but for security reasons we keep the side access locked and will potentially extend over the access in the future

Not always, DS is buying a turn of the century terrace now and i lived in one previously. The details and covenants and access in the deeds are barely legible due to the age and handwritten nature of the documents and the seller is having to provide an indemnity insurance policy. It’s pretty obvious to me that in these older houses there is a right of access round the back for bins and previously shared toilets and access to coal houses.

If its an older house i would be careful about building over the access!

If its a newer town house type terrace then I would look at it differently.

It’s. 1920’s house but the deeds are all quite clearly typed modern ones so I assume they’ve all been updated.
Seems strange
