Agency visit what to expect

Hi

I've moved in almost three months ago via the tuffins agency and they want to do an inspection visit.

Does anyone know what to expect? They only gave me a six month contract to begin with so I need to be sure I don't tick them off in any way

It's usually just a walk through by an agent...they take photos of certain areas which they use as reference...then they can compare things from now to the end of your tenancy. They will send you the pics too...if they don't, ask for them.

The areas they're most interested in are walls...looking for damaged paintwork or peeling wallpaper...sinks...make sure they're clean and unstained. Also the fans/vents in the wall...should be dust free...and grease free. Cooker...clean inside and out...make sure the hood is also clean.

They will look down your toilets too so clean them all over.

Windows...make sure they're open at the top or cracked in the main window. They want to see this because it's ventilation.

Nothing to worry about and as much for you as them...you get a chance to point out anything that's not working ok.

We didn't do most of the things suggested above when we rented. But yes, we did tidy a little bit more than we usually would have when we were expecting a visit. My assumption at the time was that they were looking for damage to the property so its normally a quick visit. Sometimes we didn't have time to tidy away things so the kitchen might have had our breakfast things in it as we had to run for the train. I didn't think this was a big deal.

Yeah, I understand, thanks. I've only been given a 6 months lease initially, though and I really really like this flat. I want to be really sure that they'll extend it / put me on an indefinite contract. In all my life this is the best property I've ever rented

They want to see it's not being trashed and there's no one else living there. If there are any maintenance niggles, flag them up during the inspection.
