Boundary front lawn

Hello - our front lawn runs alongside our neighbours driveway. We take care of it etc and have done for years. I think they want to claim a couple of feet along the boundary line. Where can I find out who owns what and can they really start digging into our lawn?

After having a very quick google on the gov website you can apply to have a determined boundary but to seek legal advice as well. You’d need to evidence why you believe it’s yours.

How long have you tended that front lawn? Was it tended by the previous owners of your house? How long ago did those neighbours move in?

And no, they can’t just look at your bit of lawn and say it’s theirs. Keep an eye on them in case they dig it up without letting you know. Some people are CFs, you can get an injunction to stop the works if needed. Check your house insurance if you have legal cover and look on Garden Law website for more advice. Plenty of boundary disputes on there that’ll make your toes curl.

Your starting point is the title plan and title register for both houses. You can download these from the official gov.uk Land Registry website for £12 (£3 per document) for yours and next door's.

Why do you think they want to claim part of it? Also why do you think it's all your lawn? And importantly how valuable to you is the disputed? section of the lawn? And are you planning to sell the house in the foreseeable future?

Yes I know to check the plans. If you research the point though, not entirely reliable on boundary disputes (I think). Theyve mentioned it, that's how I know.

It's difficult to translate boundary lines to exact points on the ground. If the boundary runs between two fixed points on the plan, e.g. the party wall between two semis and another feature shown and is a straight line then it's easier to show.

Is the transfer of property information the same as the title deeds? We have the transfer from the previous owners as they bought the house new from the builders. It has a copy of the plot in but not very detailed as to determine boundaries.

Well that answered one of the 4 questions, so based on the limited information either introduce a boundary feature asap where you think the boundary is, or just leave them to do whatever.
