Viewing a flat tomorrow - any top tips?

DP and I are off to view a flat tomorrow and I'd love to know if there's anything specific you think I should look out for/ask the agent.

DP bought our current flat when we were first dating so, whilst I was present for viewings, it was him spearheading it so I'm a bit green behind the ears.

I want to check the heating system and ask about the garage (if there's potential to let it out as we don't have a car). Also the maintenance fees etc weren't available on the sheet so I also want to check that.

If it helps to know our situation- we're buying a place that we can grow in to as I'm currently pg and we have a toddler.

Any suggestions or experiences are gratefully received!

Nope, haven't heard anything yet @Pops1985.. the waiting is awful!

I think we went in too low with our offer but DP thought if we went higher they'd just push us higher still. We've still got a bit of wiggle room before our ceiling price.

It's through purple bricks so I thought the vendor would receive an email immediately notifying her if the offer. She could just be waiting to see if she gets any more offers in though I suppose. Really hoping we hear tomorrow. I can't stop thinking about the place which is dangerous I know!

Do vendors normally respond to an offer quite quickly?

I've only just skimmed this thread and haven't read every comment in detail. I did look at the flat you linked and noticed someone else is looking at this on a MN thread. Someone might already have noticed this and mentioned it so apologies if this is old news, OP. They're doing between this flat and a house. FYI so you can keep your cards close to your chest and not give too much away on an open forum :-)

Hello @IncrediblySadToo well we're busy getting our flat on the market currently and have the photog coming on Tuesday. I've never cleaned so much in my life!! And still so much to do. We've viewed a few places now but it seems like no vendor wants to accept an offer until you have a buyer.. so think we're going to cool it until we get a feel for how popular our flat is. Open days that I've been to have been busy though so glad the market is moving!! We missed out on the flat as we weren't proceedable but in retrospect I don't think it was the right place for us.. I just loved it so much!!

It’s not easy getting ready to go on the market, but it’s a good incentive to declutter! 😖🤣

I’m actually glad this one didn’t work out, I’m sure you’ll find something you love and works well!

Communal gardens are fine, but I REALLY would stay away from any that are direct access to your flat. With two very small children it’s just too risky, you can’t safely leave one out playing while you do a nappy change or get a drink...or anything, when others have access to it and your flat.

Make sure you’re there when they take the photos so you can move anything you need to from room to room and make sure you have approval of the photos before they’re uploaded. Some agencies are utterly crap and it can totally put buyers off.

If you haven’t done so yet, have s read if the ‘is my house really horrible’ thread.

(It’s not, but her agent needs shooting)
