I have planning permission to convert my 5 bedroom house to a house and Granny Annexe .
My house is roughly worth £500k
If I sold my house without the build being done, just sold with planning permission, would it add value to my house , if so by how much please

Not sure it increases the price by much but it should make it much easier to sell.

Also although you are thinking it would make a good granny annex, others might use it as an art studio, beauty room, teenage mini flat or home office. If you build a granny annex the chance is high that you will get it 'wrong' for the potential buyer.

Only if your purchaser thinks they would use it. How long ago was it passed?

I doubt it would add value really, and by doing the works it may well make it less desirable to quite number of buyers - a 5 bed house isn’t particularly out of the ordinary - any family with 2-3 children who want a spare room and/or a study too would be looking for a 5 bed, whereas how many are looking for separate granny flats? It would be different for example if it were a 6-7 bed house which is more likely to be appealing to an extended family looking to live together. Depends of course on the layout, but I would think carefully. I agree it may make it easier to sell with permission in place as people like to know the potential of a property.

A friend with a granny annex has actually been advised that converting it back into a regular part of the house would increase the value more than having an annex.

Is it just a conversion or an extension?
If it's making the property larger, it may add value, but I don't think a straight conversion would. People would still have to pay to do the actual work s.
PP only lasts for 3 years anyway, so possibly there won't be much time to implement it once all the selling process as been done.

I really doubt this will add value. Maybe make it easier to sell if someone wishes to do that conversion, but that's about it really.

Hmm, misread at first thinking that you were getting the annexe on top of the 5 beds, but now I see it's instead of some of that space, I can't see it having mass appeal as a design change unless the house really is enormous.

You get a lot of guff from posters telling you that houses must have this or that - e.g. must have a downstairs loo, must have an ensuite, must have two lounges.

The reality is though, that houses mostly should be proportionate in features to their size. At the moment, I presume your 5 bed has the expected amount of space downstairs for a 5 bed - a dining space for at least 8, a kitchen to store and cook food for 6, a bathroom upstairs and a toilet downstairs etc. And parking.

By taking an annexe out and doubling up on those features, you're presumably undersizing the space for everything else.

It's really best to let buyers decide on such drastic alterations if you don't need to do it.
