Should we change agent?

Hello

Back in January we reserved a new build property, and decided to use the developer’s “smooth move” scheme to try and sell our house. They sent three local agents around to value the house, and then it has been marketed with two agents for the last couple of months. In that time we have had 2 viewings through one agent, 5 through the other, but no offers. Feedback has always been that the house is immaculately presented and that they really liked it, but no-one is offering! It is priced considerably lower than similar properties in the same street sold for in 2016-2017.

Yesterday I had a long chat with another agent, who is marketing another property on our street. They agreed that it is very reasonably priced and looks well presented, but suggested that being multi-agency may be putting people off and that perhaps we might consider trying a fresh approach with them as a single agent.

If we do this, we would lose our reservation on the new build, however there are other plots that will become available in other phases.

What are people’s views about multi agents vs sole agents? I know it would come up as a new listing with a new agent, but in the days of Rightmove etc I’m not sure how much difference this would make? The other consideration is that if we cancel the smooth move scheme we would need to pay the estate agent fees ourselves, rather than the developer. Ultimately though, we just want to do whatever is most likely to get our house sold!

I would prefer solo agent as a buyer

Makes 0 difference. I'd only be buying through one of them. Whichever I preferred I would ring.

UCO - that’s what I thought. Might be worth asking to have the photos retaken now it’s spring?

WBWIFE - interesting to hear that. Is there any particular reason why?

Yes blue sky photos have much better lighting.
