We had an offer accepted last week (Wed) with the agreement that we then have exclusivity and no one else going to see it blah blah blah. However the house is still up on all the websites! Is this normal? It makes me anxious

You can phone the EA and check. We had an offer accepted last week and have been told it will show as under offer today when the Memorandum of Sale is issued.

🙄🙄. We have this. House offer accepted several weeks ago. Vendors have refused a higher offer because they’re honouring ours. Hopefully exchanging this week.

Agents STILL won’t take off rightmove/mark as SSTC because we’re paying under asking. And that’s their policy 🙄🙄.

Our vendors are lovely and seem trustworthy, but it is stressful! And I can’t see how it puts the agent in a good light with other prospective buyers!

Have you instructed solicitors and got your mortgage in place - sometimes EAs will keep properties available until they have all this information.

You can make your offer subject to the property being taken off the market. I always do this. This is a vendor decision. The estate agency wants to keep it on - it's in their interest to get the highest price even if it means you being gazumped.

They always do this so that there is a back up plan if the sale falls through. Ime they will refuse viewings once the mortgage valuation survey has been carried out.

One we just bought it went off in 24 hours of offer agreed. Our last one it was still being advertised about a year after we had bought it Hmm.

This happened to us, the EA left it up “accidentally” after we put in an offer on the basis that, if accepted, it would be removed from sale etc.

Around two weeks after our offer was accepted the EA phoned, very apologetic but someone had offered more and they “were obliged to inform the vendor” and obviously she accepted. Was absolutely furious with them and made 100% sure that it didn’t happen with the next house we put on offer on.

Based on my experience (can you tell I’m still bitter?) I’d be ringing them and making sure it is removed ASAP. Have you spoken to them about it?

Is it part of a deceased persons estate? When we sold my aunt's house the executor of her will was her bank. Despite us repeatedly asking them to take it off the market as the buyer was getting nervous they refused to until contracts were exchanged as they said they were obligated to achieve the best possible price.

In fact it makes very little difference to the estate agent what the sale price is.
