No Master bedroom

Hi

We are looking to sell our two bedroom flat as we are family of five and as you can understand living in a bit of squeeze. We have converted our master bedroom into girls bedroom so we have two children bedroom. Our dilemma is now if we should switch girl's room to a master bedroom for the potential buyers and viewing or you think it wouldn't make any difference.I would greatly appreciate your advice.

So you have 2 singles in the "master" bedroom, one single in other room and you sleep in lounge?

Was it a one bedroom flat (Master Bedroom) when you bought it?

How big are the two bedrooms and do they both have a window .
And how did you divide it (Stud wall? Is it easy to remove and would it create a lot of redecorating?)

Other flats in your area - are they the one bed floorplan?

Would your area appeal more to single/couple ? Rather than families?

You know you'll be asked to post a diagram, right ? Wink

sorry for the confusion I did not explain myself properly. the flat consist of two bedrooms with quite big living room and it was fine until the third baby arrived. We then have decided to sleep in the lounge giving up the bedrooms for our growing children(14,12,9).We got rid of our bed and decorated for the children purpose.(I know big sacrifice)
We are ready to move out but we are wondering if we have redecorate and bring the bed back to master room and make it look appealing or should we just not worried and advertise as it is so will save as a hassle.

I think as long as the "master bedroom" has 2 singles in it, that's fine, people can see there's room for a double or king bed.
If you can make it less "teenage" that would be ok, so remove the Fortnite posters and three weeks of dirty plates. (maybe your kids aren't as feral as mine)

^this to appeal to more people. Not everyone will be able to see past that set up others won’t even view if they just see pictures of two Dc rooms.
Do you have an EA in mind? You could maybe ask them round for a valuation and advice on the issue if it more work than you would want to do being as you would, hopefully, then be packing up shortly afterwards to move.

How practical would it be to change it back? Could one child sleep in a 4' 6" bed with space for a trundle for the other for a few weeks? Is the room big enough to still look spacious with 2 singles next to each other to mock up a big double, or would the ginormous bed make the room look cramped? Are they in bunks or singles, and if bunks can they be converted?

It's ideal to switch it back to a standard master (esp as a 4'6" bed isn't that much bigger than a 3' so it tends to make the room look bigger) but whether it's worth the hassle and expense depends on how much hassle and expense. I would repaint to something like nutmeg white.

The master bedroom very much looks like a children's room with walls bright yellow,and blue. There is also a bunk bed on the side which in a sense creates the room spacious.
We really want to make sure that the viewers can see the potential and questioning if not having everything in place would reduce our chances of having less viewers.

I'd definitely stage it as much as possible as there are a lot of people who can't see past decor or who will worry about the time and effort required to bring it up to their standard.

It wouldn’t affect me at all. I think people are perfectly able to see past the set up, if room is big it’s big you could easily see it. The problem is that selling is a slow process so your children will be affected and you can’t move beds every day. I would leave it like this and tell to the potential buyers that it’s a nice flat in a good location but you need more separate bedrooms now when children are grown and it’s the reason for moving. But I would consider repainting walls into something more neutral to make it ready to move in.
