Excessive maintenance costs - right to manage an option?

Our building is owned by a property management company. There are 4 flats and we own the leasehold of the ground floor flat.

I know that another flat owner is also unhappy with the costs of maintenance: on average 5k a year. For reference, zone 2 north London.

Would it be worth it, looking into right to manage?

Some of the extra works are understandable (painting the exterior walls) but I think the quotes presented are very expensive.

At that level I would have thought yes, it is worth considering. Is there a reason why it is so high eg does the block have a porter, lifts?

No porter and no lifts.
It is the maintenance costs plus extra works every year.

We bowed out of buying a flat that had 5k as a service charge. It did have a concierge and a lift. The flat has struggled to sell at 850 and we looked at it when it was 900k.

Is your flat huge or in a very old/listed block?

It is a Victorian house conversion to 4 flats with 2 bedrooms.
The service charge isn't bad, it is the additional works that are very frequent and the quotes provided are expensive (I think).
