Buying a house with subsidence

The sellers have had a survey which has picked up subsidence and they have said they will pay for the work to be done. Would that still put you off making an offer?

Yes. If it has subsidence it may need underpinning - how can you be sure they'll do a good job? It will take a lot of time and additional internal works may need doing. Insurance will be costly and via a specialist insurer and you are likely to encounter problems reselling if it's not a permanent move.

what level of subsidence? the type of subsidence & what it is caused by (say by water leak - which can be fixed) if it is slight it may not need subsidence & their insurance should not only pay for it but fix it (they will have to pay £1000) they will need to prove they are going through the process & doing the job properly & it will take time -there is an obligation for the insurance company to take on the insurance for you. They will be given a formal notice to state the work has been done by the insurance company's agent (cant think of the term) you should be able to get a considerable reduction - it may require a special mortgage (I don't know about those details) as you may guess we had a property this happened to. Are there trees nearby? Is it near Ely or the fens (its quite common there)
