Kitting out a holiday home

I’ve got to kit out a holiday home from scratch. Have a pretty detailed list compiled of what to include but now trying to decide where to get it all from. In particular beds, mattresses, sofa etc. We want to strike a balance between being hard wearing and good quality but not so nice that if it gets spoilt we would be gutted.

Beds in particular I’m struggling with. I’m guessing hotel contract style? Medium mattress to suit most people?

If anyone has any good tips in general too re finding a good agent and cleaner that would be most helpful.

Another thing I thought of today - those of you that use a key box system, do you change the access code periodically? I’m having visions of turning up and finding last guests in residence. Like the Mexican holiday thread!!

I haven't bothered changing my number ever since we installed the box - two years ago. It would be different I guess if I lived in a high crime area...... Before that it was either under the cushion on the garden chair or under a flowerpot....

Just arrived at our holiday cottage for a few days' stay.
2 things so far:
Curtains - preferably with blackout linings - on all windows.
Please have safety hinges on doors if they can shut themselves. DD has a really nasty cut to her thumb where the patio door got it in the hinge.

See if there's a specific clause in whatever insurance policy you end up with about changing lock box codes. I used to change it for every guest (so I didn't forget what I'd changed it to, I used date of arrival and added one digit to each number, so an arrival on 22nd April would be 3315). After a year, the lock jammed and I had a family arrive at 8pm in the dark with nasty weather who weren't able to get in. Replaced it and haven't changed the code on the new one!

Sorry, I’m back with a full question about beds!!

We don’t have much storage in the holiday house so was advised to get ottoman beds so we can store spare bedding etc underneath (for our storage not for guests to use).

Most zip and link beds seem to come in a standard single length of 6’3 although some are available in superking length of 6’6.

I don’t know which to go for as if I get standard length it will be wrong for superking bedding and vice versa. I know you can buy fitted sheets in both lengths but if I got the superking length would a single duvet be too short when they’re in single mode? I’ve been going round and round about this and can’t decide what’s best!!

Ditto to at least king size beds, if there's room. There are too many holiday lets - even relatively expensive ones - where they seem to think a standard double will do, even if there's plenty of room for a KS. It's so cheapskate, IMO.
