Moving to south Manchester

Hello!

My partner and I will be moving to south Manchester in September from Essex to be closer to family.

I wanted to see if anyone had any advice on where to live. I have done some research myself and we only have a budget of 300k max! But would prefer to be around 280k mark

Cheadle hulme and sale seem to be where I’m looking at

I prefer cheadle Hulme as it’s further out, the schools seem to be highly regarded and More houses are in our price bracket

However

Sale has the tram line which would be beneficial however I don’t know much about the area. Are there any areas to avoid? I’ve noticed houses are more affordable in certain areas (brooklands & Barlow moor)

Any information would help

Sale is really nice. There is also a grammar school there. I can recommend Didsbury, although you won't get much for your budget there. Also worth considering: some parts of Burnage, Chorlton and Northenden

Sale is quoted pricey now but you might get something around some parts of Timperley, Broadheath, Navigation Road, Dane Road. Depends what you’re looking for.

Personally I wouldn’t recommend Burnage- that pretty much Manchester not south Manchester and totally diff vibe. Chorlton is popular but also a different type of place and quite pricey now too:

What sort of vibe are you looking for? where do you live in Essex (that county has a real contrast)? Brooklands is nice but for much of it (mostly to the east of brooklands road) falls into Manchester city council area where as the north and west side of Brooklands road is Trafford which i think is relevant for schools. Brooklands Primary in Trafford is great by the way but not so much the ones that are towards Baguley. Shrewsbury Road area of Brooklands is a nice quiet, leafy area and may just get a house for 300k at a push. Handy for the tram too. If Sale is too pricey then a bit more urban and less charming but Stretford will get you a nice house for 300k or even 280k and lots of investment in that area and so handy for motorway or tram.

Hello!

I really appreciate your replies! I live close to Colchester... which I dont mind tooo much (if it was closer to the family) but sadly we are too far away and the house prices aren’t worth the money when neither of us work in London 💁🏼‍♀️

I’m looking for a suburbs feel... community, friendly, safe and lots of activities too! Where it is within easy distance to Manchester , yet separate.

I will research timperley a little more and rule off brookland close to baguley

Sale is within Trafford so you will have access to the excellent schools, including the grammars. Timperley is nice as is Sale. Urmston is also Trafford, not on the tram line but does have train into Manchester and is generally a bit cheaper. You could also look around Navigation Road tram stop.

If your children score high enough, the Grammars will accept them even if they don't live in Trafford. Children within Trafford can get in with lower scores though.

South Manchester is fab for having a community feel. I think you'll love it here!

I live in South Manchester and am currently in the moving house process (staying in South Manchester). Your budget is similar to mine so would definitely recommend Stretford or Urmston. You will get more for your money in Stretford but there is more of a community in Urmston as it has a proper centre with shops, bars, restaurants, soft play etc where as this is where Stretford really lacks.

Urmston is up and coming so I believe. I used to knock around there years ago and it was nice then. Altrincham, Timperley and most of Sale are so expensive now, I don't £300k would go far.

Urmston is good, but sometimes a bit smelly with the sewer works I think??
Sale is nice and also Altrincham I like.
Im not sure how far 300 would go in didsbury but worth having a look.
Lots of good grammer schools around the south.
Cheadle seems to be doing well and you can get a decent amount for your money, however it feels like you can touch the planes they are so close, so we ruled it out - so loud in most of the gardens in houses we looked at!

@Ti0101001001100101d Yep, its the sewer works. Don't think its as smelly as it used to be. Davyhulme used to absolutely reek many years ago. Altrincham can be a bit smelly too when they are spraying the fields...… depends how close you live.

I used to live very close to Navigation Rd tram stop and sold our house for close to the lower end of your budget three years ago (2 bed period terrace with recently done and quite high spec kitchen and bathroom). Not sure how prices have changed in that time but it's a great family area, walkable into Altrincham and schools are excellent, so definitely worth exploring.

I live Barlow moor end of Chorlton and it's quite heavy on council housing, up and coming (we have an M&S and our own tramstop!), good primary schools and really near the Mersey trail and Chorlton Water Park nature reserve. My house is for sale and I don't want to leave but we're looking at timperley and Altrincham for senior schools.
