Would you move for a "naice" postcode?

Ours has been valued at 795k. It's a 4 bed 1850sq ft detached, we've done work to it new kitchen/bathrooms, windows, painting, boiler etc etc but there's still room to extend should someone want to. However, it's in a not so amazing postcode. It's great for public transport, residential leafy road but the next road but one is a busy A road which blends into a bypass. Yes you can hear a quiet hum in the garden.

1-3 miles away, the same house would be over £1m.

How important is postcode to people? I'm worried ours won't sell when "location, location,location" seems to be the be all or end all.

You will never turn it into the 1 million £ house There will always be a differential
But does that matter

I'm not so fussed about the postcode.

I am fussed about traffic noise.

Though I would view (and listen!) - friends live close to a busy A road but their house is very quiet (slope and trees). But if I couid hear traffic, I wouid probably keep looking

I'm not sure what your question is: if I were buying in a particular area, would I spend more for a better postcode? We bought (London) three years ago for £835,000, and we are one street away from a much smarter postcode. To put it another way, we are at the nice end of a large postcode that is very different from one end to the other. The reality is, we needed 1500 square feet, and we couldn't have afforded it in the smarter postcode, so we bought in the nicest road in the cheaper postcode. There'll always be someone who needs 1800 sqft and can't afford a million pounds and has to compromise on the location, so I wouldn't worry about it too much. I would not buy in a really horrid road in a good postcode.

The important thing is whether it's the right house for you, the post code it's self is irrelevant if it's the right house and location for your needs.

Gerard’s Cross is SL postcode! It’s not the post code that anyone looks at, it’s the location!

You just need to get the price right and you'll be fine. If you struggle to get viewings and second viewings, look at the price.
