Buy tiny one bed or rent 2 bed?

Moving with my 4 year old child. I can afford a one bed/possibly very cramped two bed in good location but quite ugly building for example block of ex council flats or something similar. Some of the one beds look a bit nicer but this would mean sharing or dividing room with my 4 year old or sleeping in living room somehow? Confused Affordable mortgage and I could put aside money each month and live comfortably (apart from small living environment)!

Or I could rent a beautiful and spacious 2 bed house in centre of town, pay high rent but put mortgage savings in some kind of high interest account in the meantime. What would you do?

Buy the best you can afford. If it's the one bed then have a good sofa bed in the lounge and give your child the bedroom. Store your clothes in there too.

these ideas may seem expensive but they almost make an extra room space & make use of wall alternatively
www.ikea.com/gb/en/products/sofas-armchairs/sofa-beds-chair-beds/friheten-corner-sofa-bed-with-storage-skiftebo-dark-grey-spr-09133543/ which is cheaper with storage underneath for bedding - however, at some stage you may want a little more privacy (male friend?) or simply a family visitor - though this could be worked out with extra bed under your sons or a bunk type bed perhaps, storage is an issue - some people over come this by renting storage unit/cupboard size, perhaps?
look carefully at one bedroom flat check storage potential & think of your son having someone to play/stayover? where is the bathroom does the lounge separate access from the kitchen/bathroom, where will your vacuum cleaner & brooms go? do you need a desk space for work? Make sure there is enough storage space in his bedroom for your clothes as well as his? extra bedding/linen/towels space?
